My girlfriend and I were looking for an apartment near the University of Rochester and found Imperial South. The staff, especially Tangie, were really helpful and patient providing the information and answering our questions. Although we did not choose to stay at Imperial South because of our preference of having central AC and a balcony, I would like to recommend anyone who is looking for a place to consider Imperial South.

Excellent Place to Live!
My finance and I have lived at Imperial South apartments for about a year now and we absolutely love it! We are both graduate students, so money is a bit tight, but we've found the place to be very affordable, especially considering that heat and water are included (we are currently living in a one-bedroom unit). The location is wonderful! It's within walking distance to the University of Rochester, College Town, and Highland park, and is about a 10 minute driving distance from a number of... grocery and other retail stores. The apartment itself has a nice layout, and despite being relatively small, has a spacious, airy feel. The closet space is great, and additional storage is available in the laundry room (free of charge). With regards to noise, of course no apartment is going to be perfectly quiet, but we're very pleased with our experience here. We can usually hear a bit of noise from the hallway, but we've never heard much noise from the apartments next-to or below us. There is ample parking, and spaces are unassigned, which is really nice for when guests come over. Tenants are also given seasonal access to a nearby pool at no additional charge.
We've also had wonderful experience with the staff and management. Emails and calls are always responded to promptly, and the maintenance service is incredibly efficient (when our refrigerator stopped working one night we were given a new one within an hour- the ice cream hadn't even melted yet, it was amazing).
Overall we've had a really great experience so far, and we're looking forward to staying here for many more years!

Location appeal for students...
Within a few miles, of Rochester Institute of Technology, University of Rochester, and MCC; Imperial South resides in Brighton near the "four corners" and has access to many stores and restaurants at it's newest development "college town." You really didn't have to travel far for local destinations. A bus stop is conveniently outside Imperial South. For car owners, you'd only drive short distances on S. Clinton Ave, which intersects next to the apartment complex on Elmwood Ave.
The apartment... has major appliances and amenities. Heating and cooling was very easy in such a small apartment, and you were always comfortable year round. Secured entrances and locks were of utmost care by the maintenance team from Tri City. When I had issues, it took only 24 hrs to replace a doorknob, and I had a security bolt to use instead as a backup when inside past the security entrance to the building. The noise levels were relatively low, and from which only kept you up if you had late night television watchers. Upstairs noises were infrequent enough to not warrant a complaint as it was an elderly gentlemen who kept quiet the majority of time. The kitchen was small with limited table space, which made it hard for prep work. So I had to provide a kitchen table that could accommodate the limited spacing. I had the oven for additional storage when it wasn't in use. The water was very hot, and was always ready for showers. No issues with the sewage or plumbing.
The studio efficiency fit my lifestyle, as I was active in school and didn't have the time to clean always. But when I did clean, it took a mere forty minutes to get everything cleaned up since it was a smaller space with less rooms. I imagine the other residents with a bedroom could say the same. Washing dishes was problematic as the tub was too small to accommodate larger pots and pans. It became troublesome to leave dishes in the sink, you had to be on top of that to make sure your tub didn't overflow. It may have been better to have added a dishwasher to the space, but it appears the kitchen has no room for it. Overall, I'd say my time at the residence was positive, and management was more than willing to work with you on problems. Also, they routinely kept residents informed of any work done on the property to avoid any problems. The rental management company kept it in good condition considering the property is a few decades old.

In real estate it is always about location, location, and location
Imperial South has a lot of advantages and convenient access to amenities, shopping, and Universities. It's location is a huge asset. There is a bus stop right outside Imperial South that commutes to downtown, MCC, and U of R.
Imperial South is minutes away from University of Rochester, and a small 15-30 minute drive to MCC, as well as RIT (via S. Clinton and Brighton-Henrietta Townline road). Residents are a few blocks away from downtown Rochester via S. Clinton or Mt Hope.
It's close... proximity(7 minutes) to the "four corners" shopping area, is a benefit, in addition to a new development called "College Town" on Mt Hope; you have an abundant amount of choice and opportunity to find what you need in short distances/drives at all hours of the day and night: CVS on Monroe Ave is open 24 hrs!
Furthermore, the management company TriCity has several residences you can utilize their facilities in conjunction with renting at Imperial South. I was given a pool pass for a different residence in close proximity to swim at since Imperial South does not have one. Parking was never an issue at this residence.
The studio apartment was small and accommodating with a laundry room right next to my front door. As well, as an Air Conditioning unit that can really keep the room cool during long hot days. Also, the room was comfortable during winter as well, and kept the temperature regulated. The rent included both heating and water, as well as disposal. The only thing you needed to cover was electric was relatively low considering the size of apartment and was roughly 50 dollars.
The management was accommodating and helpful at times. Maintenance was very active in keeping the residence in working order and clean, via snow and debris. I would recommend this apartment complex to any of my peers attending school in Rochester who are looking for a decent and quiet place to study and live at. A majority of residents are elderly and graduate students, who live quietly. Even though the walls were a bit thin at times, overall the residence had no issues with disruptions or noise complaints. And if you did, you can make a formal complaint for management to take care of and inform residents that they were making too much noise.
