RENTAL CRITERIA & SCREENING REQUIREMENTS:
- $1,425 per month plus tenants pay their share of building W/S/G, and their separate
electricity account.
- $1,425 security deposit, and first month's rent.
- Non-refundable $39.99 per applicant screening fee through the Transunion Credit
Bureau via the Azibo platform.
- Financial qualification of income: 2.5 times monthly rent, excluding utilities. ($3,563/month)
- Proof of 3+ consistent months of most recent income meeting or exceeding criteria. Income combination policy is "2 + 1", meaning two applicants may combine their income to financially qualify together. Each additional applicant must earn three (3) times the monthly rent individually. In the case of a guarantor, the guarantor must earn (5) five
times the monthly rent.
- A minimum credit score of 660 is required for single occupancy. For double
occupancy, the primary occupant must have a credit score of 660 or higher, and the
second occupant must have a credit score of at least 620. For occupancy exceeding
two people, each additional occupant must have a minimum credit score of 700.
- 3 years of positive rental history and/or home ownership with references for
verification.
- 7 years of positive credit history with:
No derogatory accounts.
No accounts in collection.
No non-discharged bankruptcies.
No money owing to a previous owner.
No unlawful detainer action or eviction history.
At least one (1) active account being rated to establish history.
- Each occupant 18 years or older must apply and agree to a full background check.
- The non-refundable $39.99 per applicant screening fee is through the Transunion

- A copy of a valid photo ID.
- Documentation of all income such as pay stubs, tax returns, bank statements, rental
assistance vouchers, etc. I accept verifiable documentation of all income sources.
- Proof of previous address such as a bill.
- Applications for tenancy will only be accepted from prospective tenants who have
physically viewed the property.
- If your application is approved for tenancy, you must accept or decline the offer in
writing within 48 hours of receiving notification. Acceptance requires a non-
refundable 25% deposit to hold your spot, credited toward the 1st month's rent.
Inaction will be deemed to be a decline of offer.
- 1-year lease minimum.
- Renters Insurance policy required. Minimum of $100,000 personal liability insurance. Owner named 'Interested Party'. (For policy status updates.)
