The unit is nice but sometimes it feels like I'm paying to live on a construction site.

The good: the new management is responsive, and I've never had an issue with the few times I've needed to call maintenance for something. The units are nice, and most of them are fairly updated.

The bad: It seems like there's constant construction going on, and I question a lot of the decision-making that went into the projects. I live in the main building. They were building back decks when we moved in . But then, they took the nicely landscaped courtyard with trees and shrubs, and spent...
several noisy weeks re-landscaping the courtyard.

They promised that the next building over would get the same decks, which I know from speaking with those neighbors, they were looking forward to, however that project was delayed due to, ostensibly, lumber shortages and issues related to COVID.

However, they've recently started on front decks in our same building, which doesn't really make sense to the couple of people I've spoken to who live here. Why do we need two decks? And what about the people they've been promising their decks to in the other building?

So for months, I've been trying to work from home whilst having to deal with pounding hammers, masonry saws, and hammer drills; often directly into my wall where I was trying to work. It was so much so that I had to move my home office to the other side of our unit so as to not have to deal with the noise during the weekday. And, should I have to sleep in after a late night, I have to wear ear plugs which may or may not work depending what caliber of tools they're using on that given day.

This particular project has been going since fall of last year, and so far as I can tell is going to continue through the end of my lease. There's even been times when I've had to leave during the day so I could find somewhere to work in peace. For the amount of rent we have to pay for this place, I just think it's unreasonable to have to deal with this for as long as we have without any say in this, for a feature we probably won't even be around to use.

Chris, I am the owner of Bay Village and I am hoping that my explanation will help you to understand my intentions with the construction. Most large apartment complexes are owned by corporations and passive groups of partners. Bay Village is... different. It is family owned and I treat it like my own home. After many years of improving the interior, I decided the time had come to address the exterior which was beautiful but getting both tired and dated. I did not want to put lipstick on a pig, so I set a plan for every 16 unit building that included back decks, extensive landscaping, full irrigation, adding a stone façade to the garages, and many other aesthetic improvements. Your building was the prototype, and before moving on to the other 13 buildings at Bay Village I wanted to be sure that the prototype was up to my standards. I decided that the front of the buildings were not good enough, and decided to invest more per building to improve the front facade, which extended the amount of time for the project. You complain about unnecessary decks, but the decks were not the focus. The focus was the new masonry architectural columns and the significantly larger covered portico above the front doors. Adding the extra decking to either side of the covered porticos did not add much cost to the project, yet it completed the architectural look. As I wrote above, I treat Bay Village like my home and I wanted nothing but the best. Now that I am satisfied with the scope of the project we are moving on with the second building. We have already begun rerouting the gas meters and moving the central air compressors in preparation for building the decks. In short, I am very sorry that this project was a disruption to you, and the other buildings will go much quicker because they will not be prototypes. I hope you can see the effort and time we have put into this project was for a purpose, reflects my passion for perfection and that it will make the property better overall.

Friendly Staff

I've just moved here and the little time I've been here the atmosphere is awesome. The staff that I have meet is wonderful and polite..Mrs. Sherry is the best ever she's always been here for me from the day I call in regards to renting here...I can say so far so good ??

Great place to live

We moved in a few years ago from another state. We had no idea what we were getting into, just that they are very pet friendly. We loved the unit when we got here. The office and maintenance are on top of things. If you have any issue they fix it in a very time friendly manner. Bay Village Townhomes has met and exceeded our expectations.

Mixed bag - noise was the issue

We called Bay Village our home for nine years (augh!). The locate was good for us, but the buildings were not up to our standards. We moved there because we thought the townhouse would be much quieter than apartments with a neighbor above and/or below us. We found that unless you have a very quiet neighbor (on both sides, in some cases), the noise level is not good enough. Better than an apartment, but not good enough for the amount of rent. The townhouses were built with diagonally placed floor... boards that made up our floors and those of the other units, which means that when someone jumped or walked heavily on the floors(and stairs), the resulting vibrations resonated through the boards into our unit. (If you're from California and are used to earthquake tremors, you may not mind it.) We found that when we were in the basement, our neighbors in THEIR basement sounded as though they were talking in OUR basement. There was no solid wall or barrier to sound. We could even see their basement lights through the cracks and openings just below the floor joists. If you have neighbors with children, their outdoor play (and screams) will enter your windows as if you live next to a playground, and the horseshoe courtyards act like sound amplifiers. Where can kids play around there? Nowhere but outside your windows. The townhouses are probably a good deal for a couple (or single parent) with kids who want to get them into the WFB schools. People without kids, who value peace and quiet, should steer clear.

Very Pet Friendly

I have lived at Bay Village for 5 years. I chose here over other places because they accepted my very large dog. After moving in I discovered so many other things I loved. In the summer the landscaping is beautiful, any issues are taken care of immediately, it is quiet, and the people are fantastic. The office staff and maintenance crew are outstanding. After living in regular apartments for years I have soon realized how nice it is to be in a townhome, no one above you or below you and they... have a garage. I highly recommend living here.
