I lived at Royal hills from Oct 21-22. I enjoyed my time at RH. Kathy was always very kind, understanding, and helpful. I had a large service truck that they allowed me to park in the community which was a bid deal since most do not allow this. There was an occasional roach...but its Alabama, one a month to every other month in a bottom unit. My water bill kept increasing and I notified Kathy, she walked me through the steps of making sure it was located and resolved. it took 3 months to find... and ended up being at my meter, however, once found and corrected. They re-payed me the overage amount from normal. I did have a furniture set stolen off of my patio. My truck was gone through one night (there was an issue with the locks so it was unlocked, but still rummaged through). Overall, you pay for what you get. It was my first apartment as a single guy, so it was great for me. if you're looking for a fancy apartment this is not it. Kathy was fair with me, and Royal Hills met my expectations overall...just a couple of hiccups along the way.

Love this property, staff and management
I moved in Jan 2023 and it is pleasant and quiet! Always cleaned and maintained. The entire staff is kind and goes above and beyond to make this property a home for everyone! Apartments are nice and well kept.

Lived in 5 apartments, this was my favorite.
Small/quiet neighborhood, excellent management. We loved riding bikes in this area and walking along the trails and river close by. Management responded to our maintenance requests quickly. The pool stayed clean and was actually open the whole summer, unlike some complexes we've lived at. If we ever move back to Tuscaloosa, we'll live here.

Convenient Location & Great Management
This has been a great living situation for me over the past year. Maintenance and office staff are very on top of things. They've never taken more than 24 hours to address a request, and addressed a leak within two hours. The apartments are spacious with more than enough storage. The appliances and kitchen cabinets are a little dated but well very maintained; this is definitely only an aesthetic issue. I would highly recommend living here.
