stay away

Lived there prior to the tornado on 3/31/23 and let me tell you it was a joke then. Ceilings can’t be above 6.5 ft high. Ceiling fans low enough that for someone under 6 ft have to worry about getting hit by the blades. It’s an old complex with really poor units. Then the way they treated some of my former neighbors/friends upon the tornado was disgusting. Made them lose everything that was left and their animals starve.

Leasing Staff

I usually don’t even write reviews about places, but this one right here cuts the cake. I was so excited about moving here, because I’ve always wanted to live over here ever since I moved to LR, but I’ve changed my mind. Their leasing staff is so unprofessional and it rubbed me the wrong way, because I’m so interested about moving to this property and it’s like they don’t even want to help. This is my first time ever experiencing something like this, because usually a leasing staff would want to... help you choose your next home. I thought the reviews I read about this place were lies, but no! Run! I’ve been calling up here almost everyday and they don’t pick up the phone, when they do it’s a “I’ll give you a call back about touring” and never call back.. how do you expect for anyone to even want to move here when they’re acting like they don’t want you. That is not how you professionally manage a property. They need to get new people or something over in that place. I just got off the phone with another property and their staffing is everything. I was able to set up a tour, they went into details about the place and everything before I came just to give me an idea how it would be over there before touring. That’s how you supposed to handle things. Thanks.

Last resort type of place.

Great at first site. I loved there for almost 3 years and nothing was ever right. Maintenance never came when I put in a work order. Could never get in contact with management. Office hours were only as they saw fit. They always changed how payment were made. One minute it’s a money order, next it’s online on one site, then online for another site, then it was by MoneyGram. Gym was always closed, Pool is always messed up, there is NO tennis’s court because they changed it to a dog park. No area... for kids to play. The luxury pool never opened and was never tend to. Prices is not worth the stay. Better buying a house and fixing it up yourself.

Poor Management, Service, and Dangerous

We lived at Calais for roughly 2 years. Our unit was dilapidated at best, disgustingly dirty from previous tenants, and constantly falling apart. The maintenance team is severely understaffed; our very old dryer stopped working, and it took an entire month for anything to be done about it—we were air drying clothes for weeks and visiting the laundromat as the complex treated it with no sense of urgency. That was only one of the many maintenance issues that were either slowly or incompletely... resolved. Issues with rent payments on their suspicious online portal were frequent and led to many phone calls to management (if we were lucky enough to get someone to answer our calls or emails) and our bank to resolve the issues on Calais Forest’s end (the charges were shown on our bank account, but Calais Forest’s system did not record them). We resigned to paying rent by paper check and getting paper receipts for every payment. The complex itself was unsafe and disruptive; gunshots in the parking lot have woken us up in the middle of the night, people are yelling loudly at all hours, and the police are frequent visitors (I personally never went out to the parking lot by myself; if I were a young woman living alone, I would NOT live here for safety concerns). We felt uncomfortable enough in Calais Forest to pay the fee to end our lease early, and move to a different complex. We also paid their cleaning fee (as we knew there was no point in our deep cleaning the unit; they will charge you no matter what and we understood that), and were told that we had no outstanding charges at the time we turned in our keys. However, the constantly changing management has recently sent a charge to a collection agency without alerting us via phone call or email (though we have been moved out for months at this point). We do not mind paying whatever they say that we owe, but we are frustrated that we were NEVER notified of the charges and given the opportunity to pay beforehand. Other reviewers seemed to have also had this issue with the complex sending surprise charges to collection agencies. The tenants at this complex will receive poor customer service, live in a dangerous environment, and ultimately be overcharged for an overall poor experience. We plan to report Calais Forest to the BBB and any other relevant agency that needs to be aware of the poor service and management. Renter please beware.
