PROS: Maintenance staff, office staff, amenities, cleanliness of complex, convenient location
CONS: location (noise)
This is the 4th different apartment I've rented in the Phoenix area and its by far the best after living here for 2 years. The maintenance staff has been the biggest surprise as they're unlike any other complex's staff. At Aria, they're always quick to respond, very communicative and do great work, all of which are characteristics I've never seen anywhere else. The office staff... is always very nice, easy to work with and also good at communicating. The amenities (gym, movie theater, pool, jacuzzi, inside and outside lounge area) are always pretty clean and well maintained. Landscaping and overall property cleanliness is top notch. All of this quality does come at a slightly higher price than expected, and is subject to going up or down yearly with the market, but I wouldn't call the prices 'expensive'. Lastly, while the location of Aria is super convenient, it is a fairly noisy area as most places in Phoenix are. If noise bothers you then just aim for a unit further West (away from Cave Creek Rd.) in the complex. Ultimately, if you're looking for a quality apartment complex in every aspect and don't mind spending a couple extra bucks to assure that quality, then Aria on Cave Creek should be the perfect place for you.

I came across this property with an interest in moving to a place that wouldnt encourage outrageous annual increases. Upon meeting with the leasing dept I was explicity assured by Teri that the reason they have such low overturn in residence is because they dont increase rent. She went on to indicate that she had been at the property for years any not seen an incarease until last year when everyone recieved a $15 increase. To any potential resident that seems reasonable. Unfortunately I was... dupped - and my renewal is requesting a $45/month increase for a small one bedroom. When inquirying with the office I was told "they value their residents". Meanwhile I have an increasingly loud neighbor who houses 3 children, herself, and her boyfriend in a one bedroom unit, as well as, a recently obtained dog that is not wanted nor do they have any interest in caring for who is allowed to urinate and deficate on the patio - and while the property staff is aware, does nothing about it.

An awesome property with all of the amenities of a resort. The entire staff is warm, pleasant and professional and are willing to go above and beyond to assist their tenants. Highly recommended!

First off, let me say that this place was good when it used to be Trillium. All I hear about is how great these apartments used to be as Trillium, going down hill as Montage, and getting even worse now that it is Aria.
To start, just in the last month, my car has been keyed, my neighbor's car broken into with some high dollar stuff stolen, and someone tried to break into the downstairs neighbor's apartment from his patio door while he was home!
Almost everything has been broken at least once... in our apartment. On day one of moving in, the carpet was so dirty, even black stained in some places. The maintenance people act so annoyed when they come to fix stuff, which will happen quite often.
We have a 3 bedroom apartment, yet only allowed one parking spot. Parking is ridiculous here...we usually have to park our second vehicle on the OTHER side of the complex. It's closer to walk to McDonald's from my apartment than it is to walk to my car half of the time.
God forbid that you are a day late on the rent grace period. We've been slightly late two times out of well over a year of living here. The second time that we were, they charged us 150 dollars on the first day of late. The second day, I payed it, but not after receiving threatening phone calls about how they were taking us to court to evict us. That was only on day two!
I'm not even going to get started on how overpriced the rent is...just skip this place all together and rent a house. It'll be cheaper and less hassle.
