This apartment calls itself as luxurious one, but only luxury thing is expensive rent fee. They just look okay because the company put a new appliances but all the other things are awful. As other people mentioned, this place does not even have assigned parking spot and had lots of plumbing issues. The water is not hot enough in winter and the water pressure is miserable. There is no sound proof. You will vividly hear what neighbor says even snoring at night, even at top floor. All the footstep,... thumping, stomping, slamming sound will shake your floor and ceiling, and top floor can't fix this issue because the same issue will happen from next door neighbors. Top floor has excessive AC vibration issue but the management just say it is 'normal'. They say they value residents but it is all lie. They will even bring attorney to fight against you. Once you sign contract there is no way you can get out of this place. If rent is cheap, that can be an excuse of this horribly cheap living condition, but this apartment has one of the most expensive rent in Tucson. Totally not worth it

Amazing apartment
I’ve been living at Amavida for 3 months, and I couldn’t be more pleased with my experience. From the moment I moved in, the staff has been incredibly welcoming and responsive. The leasing office team is always friendly, and any maintenance requests are handled promptly and efficiently. The apartment itself is spacious, modern, and well-maintained, with great natural light and top-notch appliances. The community amenities are fantastic, especially the pool, gym, which are always clean and... well-kept. I also appreciate the quiet, safe atmosphere here—it's a peaceful environment, yet conveniently located near shops, restaurants, and major roadways. Overall, I highly recommend Amavida to anyone looking for a comfortable, well-managed place to call home!"

AVOID -- VERY DISAPPOINTED FROM DAY 1
Absolutely awful -- the WORST decision we have ever made was walking into this place nearly 3 months ago! AVOID at all costs. The infrastructure is completely unsound — built with cheap materials and poor workmanship. We have faced over a dozen issues with appliances, plumbing, etc. These problems began on day 1 and have still not been resolved or appropriately addressed. The "emergency" weekend maintenance person has been in Tuscon while on call multiple times, so resolution after hours of... flooding and other problems does not get addressed and we have had to function without the use of a bathroom or kitchen appliance for days before even appropriately addressed.
In addition to the problems noted above, there are SERIOUS SAFETY ISSUES: there have been VEHICLE BREAK-INS and non-residents gaining access to the property during the night hours—Management is aware and NO SOLUTION PROIVIDED. The exterior safety lighting is not regularly functioning as designed and this creates an overall unsafe feeling. You can leave your apartment in the dark and find individuals SLEEPING IN VEHICLES IN THE PARKING LOT on a nightly basis.. Also, the lease promises "assigned parking" which has yet to be done and you find yourself parking away from your apartment regularly due to an influx of vehicles and multiple visitors parking in what should be reserved resident parking spaces.
The irony is that, though the office staff continue to assure these issues will be addressed (nothing gets solved properly), but they will call you at work at 2p on the 1st of the month to remind you "rent is due" (you have 3 days to submit payment) as if desperate for revenue to come in.. BRYTEN PROPERTY MANAGEMENT really needs to take this property seriously as it is already falling into disrepair before it is even fully open/constructed.
ADVICE to anyone considering living here: LOOK ELSEWHERE -- you will be very disappointed!

Not loving life at AMAVIDA
In the 2 months of residency the plumbing issues have been non stop from kitchen sink leaks-bathroom ceiling leaking from A/C unit-bathroom sink not draining-toilet overflowing several times-poor hot water temperature in bathroom . Each time it takes multiple days to have issues corrected and unfortunately the issue tends to reappear.

Amazing Apartments
Have been living in this apartments for almost 2 months and everything has been amazing! Destiny has been helping us since day 1 when we came to look while in construction. Victoria and Joshua complete the incredible staff in this apartments and made it so smooth to move in and continue to do a great job helping with everything that we need. Apartments are modern, spacious and well built. This community is a real pet friendly community, especially with the dog park, outdoors, and neighbor dogs.... We came with our puppy and after walks he needs to go visit the staff from the office where they always stop doing their work to give him treats and cuddles. Gym, pool, garages and overall location in town is really good.
