- Household verifiable gross monthly income must be three times the rental rate.
- FICO > 620, lower scores may be accepted by offering an additional security deposit.

The collection agency or utility company must provide a receipt stating the collection fee has been paid or settled. A minimum of- 24 months' rental history is required. A cosigner or additional security deposit may be addressed within 24 months.
