If I wanted to spend over 1k a month for a 450 sq/ft unit that has zero cross ventilation, zero windows, zero amenities, etc. When I moved in to my unit, I had a person come out to install internet, but the infrastructure at Parkway was terrible, and the technician had to completely re-install a new stable system. Rude neighbors, who are belligerent, smoke hella weed and leave their belongings around like its a hobo-camp ground. I swear, its so disgusting in one of those units that I could... guarantee you the dorms at Humboldt are cleaner. I would rather live in my car than have to pay for this junk of a unit. Seriously, you need to have you back door open if you wanted to take a shower or cook inside.... Who the heck designed such a terrible complex.

Awful unit
No cross ventilation. Each unit has razon thin walls, and you can hear the other 6 units to the left, right, and above you. The property manager is a 90 year old boomer who lives on site yet took a whole day to come fix an issue at my unit. When I moved in there was a huge stain on the rug from the previous tenant, and the management didn't take the time and money to clean it before I moved in. They say no smoking but every step you take you inhale cigarette or weed. They say no animals but... there are multiple cats and dogs roaming around. This may be the worst apartment complex in all of Humboldt County. it shouldn't cost 500$, let alone 1k a month. The apartment complex has ZERO amenities. No pool, no gym, no hang out area, and no bbq area.. WHAT A JOKE.

Better than most local apartments
This complex is located away from the plaza but still within a short walking distance and along the bus route that takes you directly to campus. The maintenance workers are very fast, efficient, and nice (they even helped me get wasps out of my apartment once!) The property management seems very reasonable and accommodating, I haven't had too many interactions with them though. The location is great because it's wide open with two protected marshy lands on either side and after 2 years I haven't... seen a transient near the complex. However, I have seen several deer, many frogs, and an astonishing number of different bird species which has been awesome. The reason I gave it 4/5 stars is due to the tenets; there are two types: old loud and gossip loving retirees or students. Luckily the students who choose to live here seem uninterested in partying or being loud, probably because the apartments are too small to have more than 3 people in at a time. However, some of the older retired tenets are...well...crazy and loud. It's ironic, they tend to act more like drunk irresponsible college students than the actual students. The plus side though, they have reasonable bed times so it doesn't keep you awake at night.

Studio perfect for student!
This is the perfect studio apartment for a student or couple who is just starting off. All utilities are included, except internet, phone and cable. Appliances are new with gravel countertop. If there is a maintenance problem, staff is very helpful and eager to fix it. There is a nearby park and recreation area with a basketball court, baseball fields, and gym. It is walking distance to HSU, grocery stores, and downtown Arcata. The only bad thing is the walls are thin and some apartments have a... shared patio. The scenery, however, is gorgeous and the landscaping is well kept up and equipped with tables and barbeque pits outside in the common yard areas. There is also on-site laundry rooms and mail boxes.
