How Is This Rating Determined?

Dangerous and unsafe

Transient population moving in and out of apartments at all hours of the day/night. Dangerous individuals being allowed to sign leases that cause a myriad of issues for other tennants.

Management says their “hands are tied” regarding these serious issues.

Apartments are old but nice. Not with the safety concerns.

Not recommended

I was a resident for two years in the single bedroom units. I would normally not go out of my way to write a bad review but they have also withheld our deposit past the 21 day limit. I don’t want to pursue formal means but they won’t return calls or emails. We were very clean tenants who were told that we would get the full deposit back after the inspection with The maintenance guy.So hopefully this can help bring it to the attention of the right people. For what you pay here get something less... gritty, safer, with better service.

Best Value in Costa Mesa!

While my wife and I have only lived at Parsons for just 4 months thus far, we have been very pleased and impressed with every aspect. We shopped around for over 2months upon moving to the OC and this was a clear front runner when comparing value and intangibles. From Newport, CDM, Irvine, HB to Costa Mesa, we are convinced our homework paid off and hopefully we will save you some time now as well.

Heather is on top of everything and Jessie keeps the place looking polished and well maintained....
From the gym, Jacuzzi, pool, BBQ Grill, laundry room, courtyard, garbage, garage, vegetation, etc..all is in great condition and well managed.

We love our 1 bedroom with great views, lighting and new finishing's. With only 60 units this place is always quiet and peaceful. We walk to many of the surrounding shops nearby at the Triangle and can easily catch the 55 North/South.
