As a military family we've lived in a lot of places all over the country: this is by far the worst we've had. We don't care anymore how much money we're saving, because this place isn't worth the extra funds in the bank.
The neighbors are rude: loud parties, loud music (like our ceiling vibrates at 9pm-on-a-weekday-loud), smoking directly outside people's windows, not maintaining their own unit's issues so it affects those below or next door, etc.
The area is unsafe for kids: drug deals,... creeps following kids around, strangers looking in bottom floor windows, etc.
The units are falling apart: cabinetry sags and pieces randomly break off even with gentle use, most of the blinds don't work correctly, simple vacuuming pulls up the edges of carpeting, most appliances are only half working, and there is something seriously wrong with the plumbing - the water comes out of the faucet musty/sulphury.
Lastly, the management has some ethics issues. I've seen management actively looking into occupied units' windows, including my own. We even approached the manager about what she did and she replied, "Next time tell me when it happens." We've seen management climb into people's patio spaces and look around at their things. Maintenance issues take multiple requests to be addressed and most of the time only surface level repair is done.
It's a cheap place, and it's run cheaply.

New management is horrible!! Feels like you are living in a prison. AVOID THIS PLACE!
Only move here if you like having your rent hiked up by almost $200 dollars at once, constant notices posted on your door of new rules that seem to pop up every other day, being encouraged to rat on your neighbors for money if they leave dog poop on the grass, being told in notices you are being "watched" to see if you have any unaccounted for pets, being told you cannot have pets when your lease actually says otherwise, manager giving 24 hour notice of right to enter for vague reasons, being... told "profanity" is not allowed in the pool area (umm, freedom of speech??), being forced to sign leases or your rent will be even higher....I could go on and on. I have seen several families who lived here for years move out as a result of this new and "improved" management. Whoever now owns or runs this place is greedy and they don't care about the tenants at all. AVOID THIS PLACE!!! Too bad, because this place used to be awesome.

Expensive rates for the lack of quality
Poorly maintained grounds and buildings. Parking guidelines are not enforced. There's dog poop everywhere. Water service is extra. The rent keeps on going up and the quality keeps on going down.

Cheapest Living in So Cal
The apartment complex I live at is directly behind Camp Pendleton, the largest Marine Base on the West Coast. While falling in San Diego County lines the city of Fallbrook is a very quaint city. No large chain stores within the city (blessing and a curse), with a very sleepy, mom and pop owned businesses, and laid back town. My apartment complex has a high turn over rate but only due to the rotation cycle of the Marines coming and going with job reassignments. This place is safe, well maintained... , extremely affordable for San Diego County property, very quiet at night, the management is very friendly, personable, and willing to take care of your needs, and close to interstate 15 and highway 76. Lastly, this city and, by default, aparent complex is probably the most nature filled in San Diego County. All in all a very beautiful place to live.
