My husband and I moved into San Miguel Apartments this year and have been loving it! The management team have all been so welcoming and helpful. We like them a lot! We’ve met a lot of our neighbors and they’ve all been super nice and cool. Amazing pool and amenities! Also we love the floor plans they had available and feel very much at home. The move in process was very easy. Work orders are resolved very quickly. Over all just a great experience! Would recommend this community to anyone! We... feel proud to live here. They also just repainted all the buildings so it looks better than ever!

Location & Floor Plan
We selected this apartment because of the great schools in the neighborhood, and we've loved that this corner of Springdale and Edinger has so much to offer. We can walk to Vons, 7-11, Hardware store, restaurants, you name it. The floor plan is great, too. There are sliding doors to the front patio and the back patio on the 2 bedroom apartments. The awkward thing is, the 3rd floor apartment back patios are NOT private. So people walk past the back bedroom and my back patio to get to their... apartments. It's creepy at times. Otherwise, great kitchen and great layout! Very functional floor plan with a lot of light and airflow which is critical because there's no AC.
Having people visit is a pain because there is no close by parking for guests at all. The garages and parking spaces are tiny, like little coffins for your vehicle. Hardly any room to get out of the car without dinging the car next to you or denting a hole in the garage wall. The amenities were originally a reason that we liked the property, but everything is now closed. Rent amounts have not gone down for current tenants. My rent has increased each and every year that I've chosen to renew the lease. Now that the market is down and rents are falling, I was hoping they would offer me a year lease at the new price which is lower than my current rent amount. I was wrong. We're on month to month lease at the same rent price as when the market was good. Meanwhile, prospective new tenants who are reading these reviews will pay like $50 per month less if they sign a lease.
Generally not a lot to encourage resident retention. I think that management banks on the location and layouts to attract new tenants and puts little to no effort to provide service after sale.

Great Place to live!!!
Had to review am so happy here...I live in the back building 2nd floor facing pool, the community is very clean and safe, I can't be happier with my apartment it was so clean and fresh upon move in had two large balconies and was perfect for me. My microwave broke and Erin the property manager had the maintenance guys replace it right away...Erin makes sure her tenants are happy..The application and move in is very fast and easy. We have a large laundry facility and even a small workout gym,... Vons is right across the street. Please call Erin if you need a great apartment and the price is right compared to the other apartments. I am very picky and this apartment is AWESOME !!!

The worst experience
I am a current resident here at San Miguel and trying to break my contract with them. the leasing office staff are very NOT responsive. parking is horrible, you get only 1 parking spot for 2 bedroom while there is no guest parking. there is literally 1 single guest spot that serves the entire community that is never vacant. they charged me over $75 for paying my rent on the 3rd of the month. the buildings are very old and the apartment is very poorly finished which get damaged easily so they... make sure to eat up your deposits. they raised my rent almost $200 when I renewed with them last year
