From all my time in South Orange County, this apartment community was the best living experience I ever had. The grounds are lush and teaming with life. May cat and I absolutely loved this place. I will forever miss it. The management and maintenance teams were also TOP TIER! I highly recommend this place for a peaceful living experience.

A beautiful place to call home
We lived at River Oaks for about 4.5 years. Overall, it's a beautiful, quiet community and was a wonderful place to call home.
PROS: *Pedro, Manuel, and Romero (the maintenance team) are the best in the business. Friendliest guys you'll ever meet. Every service request, even minor, was resolved within 24 hours. *Leasing office staff are attentive and easy to reach. This is a privately owned complex, so you don't feel like you're getting fleeced by a big management company. *The grounds are... beautiful. You feel like you're tucked away in the woods with nature all around you, even though you're in suburban South OC. The ducks are cute, and it's fun watching ducklings grow up every spring. *Garage included with every apartment. This is a rarity in OC. Typically garages are non-existent or they're limited and cost extra. *The apartment interiors are renovated with modern touches. *Excellent location in Lake Forest. Adjacent to RSM and Mission Viejo. Close to shops, restaurants, and parks. A few minutes from the nearest Toll Road on-ramp and about 10 minutes to the 5 freeway. *Electricity is the only utility not included in rent. Pet rent is very reasonable at $30 (most other places in the area charge $50 or $75 per pet).
CONS: *Lack of central A/C in the apartment is a problem during the summer months. The wall A/C will cool the living room down but won't reach the bedrooms. *In 1-bedroom units, you have to go through the bedroom to get to the bathroom. Kind of a weird layout. This is a nuisance when having guests over. *Guest parking is extremely scarce. Residents use guest spots to park their second vehicle rather than paying extra for an extra spot, and this isn't enforced. It's nearly impossible to find guest parking in the evenings and on weekends. *Minor annoyance, but the apartments don't come with washer and dryer (or refrigerator), and the W/D hookups are outside off the porch. *Another minor annoyance. Because River Oaks has the same address as the Pheasant Creek condos next door, visitors and delivery drivers will often have difficulty finding you. Navigation apps always take people to the Pheasant Creek roundabout rather than River Oaks. You'll get used to saying, "Call me when you get to the complex and I'll tell you where to go."
If you're looking for a place to call home that's a bit more affordable than some of the other nearby apartments, and can overlook the cons listed, I highly recommend River Oaks.

Great place to live
Been living here for about 4 years , love how tranquile and green this complex is, I love seeing the ducks with its baby’s walk by by my porch the maintenance crew is awesome , I’m moving out at the end of this month , I’m sure going to miss living here.

Good and Bad
As in anything there are pros and cons. The pros about the apartment complex is the Management Team including Maintenance is very responsive to your requests. The apartment complex for the most part is clean and quiet. What I like about most is the no pet policy, although there are some residence that have cats. The cons is there are no fun things to do. No clubhouse to hangout. No tennis or basketball courts. Pool is sometimes dirty and the gas grills are dirty. Guess parking is very... limited which really is a problem when you have visitors.
