Overall nice place but there's some work to do

I've lived here for a year and I've enjoyed my stay. My neighbors are friendly, the staff is helpful, and my apartment is just the right size. The reason I'm rating this place a 3 is because there were always issues building-wide. Either the water needed to be shut off, the boiler was broken, or there were leaks popping up all over. The staff works hard to try to fix the building wide issues but they happen too frequently for me.

You also don't have complete control over your own heating and...
cooling. The building only puts one on at a time, so if they have the building AC on, you can't use the heat (I've had to use space heaters because this building gets pretty cold).

Building maintenance has also left me hanging a few times. There were three times I put work orders in and they marked them complete without actually doing the work.

Unfortunately, the neighbors who use the pet area don't clean up after their dogs so it's always a mess back there. Custodial staff try to keep it clean but depending on the week it can go days without being cleaned.

Overall I loved my actual apartment but I was saddened by some other things.

High-Priced Flop House

Worst Place I’ve Ever Rented – Proceed With Caution
If Apartments.com offered a zero-stars rating, I would be using it for this tenant-trap of a property. Our disastrous journey began in April when the leasing agent sold us oceanfront property in Arizona -- in other words, her leasing spiel did not come close to matching reality.

Our leasing agent stated that the building has a zero-tolerance policy for noise offenders and drug use. REALITY CHECK: As we were in the process of moving in and...
discovered the apartment was literally 90 degrees, we opened the series of patio doors to get fresh air. Well, if you want fresh air, forget that because what you WILL get instead is a steady stream of POT smoke. My partner and I are both highly allergic to pot smoke. We checked the lease: Use of illegal substances (INCLUDING medical marijuana) is strictly prohibited. We complained. Management shrugged it off.

DRUG USE IS RAMPANT AND TOLERATED BY MANAGEMENT
Five months later as I am suffering adverse effects to my health, and after numerous complaints to the new Property Manager it remains an unresolved issue varying responses to our email complaints. They state they cannot do anything about pot smoke from neighboring patios flood others' apartments. Latest response from management is, that despite what the lease agreement states, they actually DO allow medical marijuana -- always have and always will. When we brought this up to the leasing agent after the FIRST night in the apartment she said, "well, that IS the elephant in the room, isn't it." Are we to assume that every single twenty-something (and all of their partying "guests") and every forty-something who should know better (and all of their partying "guests") have medical marijuana use cards? Highly doubtful.

SKETCHY VISITORS 24/7
It is a revolving door of the sketchiest, seediest people who come to visit and seemingly never leave. Not that the security team doesn't try to keep up with the influx of questionable “visitors.” The second-shift security officer is a gem. But woe to those tenants who have a security-related issue after 11 p.m. when the night guard takes the post. I've seen the third-shift officer, on a nightly basis, wave in visitors rather than following the procedure to sign in guests. (Any apartment building that has to resort to requiring identification and sign-ins for visitors already has a bigger problem and is treating the symptom, not the disease.)

The Hollywood Ardmore

You'll love living here! It is in the center of Hollywood, perfect for going in any direction. The views are phenomenal from the large balconies available. The amenities are also great, with a sparkling pool, laundry facilities, & fitness and business center. The staff and maintenance are also exceptional in their care of the building. It is an older building so there have been issues, but everyone works hard to resolve them as quick as possible. Overall, we have had a good experience and do... recommend it!

The Ardmore not what it used to be!

The Ardmore not what it used to be!

I admit when I first moved into this building over 10 years ago it was a great place for the price. Also great views along with a large balcony on most units.

It had a modern look to the place on the outside, but old Hollywood in the inside. Management was really nice and easy to work with. Dealing with only one person.

Now since CIM cooperation bought the building, things have gone down hill!
Prices have gone WAY up, to high really. And you only get ONE...
parking spot.
And street parking is almost impossible, and we DON'T get an option to use the permit parking on Franklin and up the Hill on Whitley.

They remodeled the inside of the building, getting cheap carpet to cover the halls, that always holds and shows dirt! The walls have not been painted with the right kind of paint and are always scuffed up and look really bad like I am living in a dump.

Management on consists of maybe 5 people and they look for ways to just harasses the tenants, with new rules all the time. The old management just let us live in Peace, we pay our rent and we are fine. New managements tries to dictate who can be your roommate etc. and give you a really hard time. So if you are moving in with a roommate and it may change in the future, just forget about this place. If you are a married couple and can afford the place and only have one car you are fine.

Also back in the day the maintenance crew would come be at your door the day your put a work order in or at least by the next day. Now it takes over a week, or more, and that is even if they answer your work order, usually they just ignore it until you contact them a few times and now we are talking a month!!

Elevators always breaking down and there air-conditioning and heat are a pain as well.

Good things to say:
Great location, you can walk to everything.
Great views and large Balconies
Large Weight room is not bad
Pool area is nice, Pool sometimes heated

I would have recommended this place very highly back in the day. Now I do not.
Maybe things will change.

Luxury Hollywood Style

Located in the heart of Hollywood, this is hands down one of the finest apt buildings in Hollywood proper. Close to everything including the subway. Yes you can exist here without actually owning a car. There is a beautiful pool here that is very well maintained. The apt's are nice and spacious with beautiful views and a very courteous and helpful staff.
