Decent place but be prepared for moveout fees

I had a decent experience living here overall, but just note there is a monthly "Utility Admin Fee'' of $5.13. This is apparently a standard fee for paying the admin who calculates and prepares the monthly utility costs. Water and sewer costs are not included in rent as well (around $50/month).

Upon move out, there is also a cleaning fee of $230 and paint fee of $300 that gets deducted from your security deposit. They have a strict policy that the apartment has to meet certain regulations and...
cleaning standards so there is nearly no way around this.

The paint fee is also applied to wear and tear if your lease is less than two years, meaning you are required to pay this fee is you live on the property for less than two years as it doesn't count as "normal wear and tear". Really wish I had known this beforehand since it seems like management will apply these fees regardless if you leave the apartment in good shape.

Extremely enjoyed living here

The property manager and owner are always available to help and I had no issues while staying here. Even if you have any maintenance issues it will be sorted in no time. Apartments are very clean and maintained well. Very secured.

management goes above and beyond majority times things get fixed the same day or next day. packages are put right in front of our door. and there's parking and guest parking

managers suck

Managers complain about EVERYTHING. i’m talking about EVERYTHING. Very unreasonable, take forever to fix things. hallways are halfway finished, tiles in hallways are loose, packages get stolen every time and they don’t care. And let me not get started with the neighbors. don’t rent here, RUN.
