i currently live here there is no on-site manager i've lived here a year and there's never been one. no one to contact in case of emergency no maintenance cant even get a receipt when you pay rent no communicating with tenants one tenant had to contact code enforcement just to get her refrigerator working. tenants have had broken windows in apartment they had to wait forever to get fixed. The swimming pool is not keep up closed all last summer. there's apartments with leaky roofs still waiting... to get fixed. several breed restricted animals. cockroach infested because of neglect. tenants have their hands tied and are left to deal with issues that the property manager should deal with. so many calls to merced police about issues the property manager should deal with . how it got a 4 star rating somebody lied.

Great place to live
I am a current resident I have a studio apartment it's a very large apartment for a reasonable rent my AC recently went out and the staff went above and beyond to make sure I was comfortable in the heat until my AC was fixed this apartment complex is very quiet I'm pleased to live here

No insulated well, AC units cant keep up and Office will scam you for your deposit.
I Recently moved out after a couple of years because of price of rent was skyrocketing for the quality of the apartment. In the summer my AC would Run non stop trying to keep up because the place has older style single pain windows and light insulation. My average peak summer PG&E bill was $150 which is pretty steep for a 500 sq ft place. When I put in my last month notice I was told that I had to be out by the 8th of the following month which I was ok with. I was out at least a week before but... took my time to turn in the keys because I was told I had till the 8th. When I turned in my key I was told I was going to be charged a prorate of $27 a day for 8 days for those days. I was furious explained to the property manager that I was not notified this would be the case. She admitted fault and said she would try and get waived by her supervisor. I dont know if she ever really asked the supervisor or if the supervisor said no but either way I was robbed out of $216.
