**BEWARE*** I have been living here for the last 7mos. I am currently staying at a hotel (2nd night) because there is a big rat (not a mouse$ in my apartment and the lease basically says there is nothing the apartments can do. They put down glue traps but the rat was able to get out of it. I have not had any consistent communication & I literally had to sit outside the leasing office locked doors for any response. per the lease, the apartments are not liable for you to have a pest-free home. My... home is very clean. So this is ultimately my fault for not reading the lease specifics. I have no recourse but to hire my own exterminator ($395) and pay more money (during a pandemic) to exterminate the rat. Save your energy and time and just apply to live somewhere else. I hope this helps you.

STAY FAR AWAY
This is by far the worst apartment complex I’ve ever lived in. We’ve had problems with them since the day we moved in. Over the next few months we started experiencing spiders hanging from the tree in front of our front door. Eventually the spiders were building webs in front of our entrance and we were walking into spider webs daily and when we called to complain they laughed and advised us to carry a broom. Eventually we had to write them a letter and demand that they do something about the... spiders. They then came out to our apartment with the current manager at the time and the maintenance supervisor to explain to us that the health of the tree that was over growing into our front door entrance was more important than the health of the residents who were paying rent.
Ultimately, they refused to provide any assistance and we then had to contact the regional manager to see if they could help us with the situation. The apartments then tried to make us pay double rent for occupying apartments at the same time while we were trying to move which is physically impossible to move from one apartment to another without occupying them both. We then had to speak to two different managers from the regional office who finally did the right thing to let us move without being charged.
These apartments are expensive, they are run down, and they are not worth the money or the headache that it causes to live here. A couple weeks after we moved out we received a bill that was attempting to charge us an extra $100 over the deposit we had placed. besides the normal carpet cleaning and apartment cleaning fee; they were attempting to charge us $160 for painting the apartment that had no damage and we had only been there for eight months.
When I called and spoke to someone in the office they became nasty and rude with me and hung up in my face. We had to reach out and email the manager and regional managers before this could be resolved. They ended up removing the bogus painting charge because they knew they were wrong. Their invoices are a joke they literally look like something typed up on someone’s computer that anyone could’ve created. This apartment was nothing but a headache from beginning to end and I can truly say I regret ever setting my sights on the Esplanade apartments. I strongly advise anyone who cares about being happy in their home to never rent from the Esplanade.

Poor building quality with premium pricing
all about building quality. pop corn ceiling. all carpet. they paint all the room the same. even the door they paint with it. poor insulation. light using bulb with hi watt. good luck with electricity bill. water, sewer, trash etc must pay premium. pay rent online must pay more fee. everything about money. poor drainase when raining.

NO NO Big NO
NO NO NO Don’t go for it. We had horrible experience staying in Esplanade. I was resident for 15 months in 1 BR apartment I booked the apartment remotely without checking my unit just by looking at pics on website and low price but when actually I moved it I regret on my decision. They keep the price competitive in area actually it Is not cheap. Apartments are very old, Kitchen cabinets are in bad shape and not been replaced ever. Rooms are very very small. Bathroom is attached in bedroom and... if anyone has to use it they have to pass thru main bedroom always. Windows/balcony glass are so thin that you will hear outside sound clearly. I use to work till late night and every morning I hear garbage truck sound waking me up. No Microwave in unit and shared washer dryer, One or other units are not working mostly in washing area and no notice on it. You go put your cloths swipe card and come back after 30 mins you will see that your clothes just got wet without wash then you pay again and shift your clothes into other unit and wait for another 30mins. Parking lots are very small and also used as playing area for many kids. I had several scratches on my car while it was in parking. People are placing lot of dumps outside the garbage area. Stoves were very old and one out 4 never worked during my whole stay even after several complaints and fixes. Missing mails, theft of incoming delivery boxes are quite common in community. Last but most important are unexpected charges. They put full carpet replacement and cleaning charges on my move out invoice. Though house was so dirty when we moved in. I have shared pictures with leasing office while move in. We got the house cleaned by professional and returned in better way than what we received still cleaning charges are surprise to me

Terrible Complex - Nightmare Living
Poor Communication – There have been countless times that Esplanade has given us little to no notice about things going on around the complex that effect residences. A few examples would be the yearly maintenance preformed on all the apartments in the complex and residents are only given a few days’ notice. Another example would be maintenance on the pools or other areas of the complex where residents are not given any notice. We have also had several packages that have been delivered to the... complex at the leasing center and we never receive phone calls or any other notice that our packages have arrived and sometimes they are time sensitive. The only notice that they seem to be quick to get to residents are their lease renewals, so we can pay more money for basically nothing but a place to live. Poor Maintenance Practices – We, along with other residents, have lost a fair amount of money from poorly maintained washer and dryer units. We have to run the same load of clothes four or five times in order to have our clothes washed and dried. We have had to contact the leasing office consecutive weeks and months for the same machines always being broken. Poor Apartment Quality – Nothing in the apartment is fixed up after a resident leaves; most of the walls, doors, sinks, and showers are painted over and passed off as acceptable maintenance. The windows do not properly shut which means when it rains water gets in, when it’s colder the air gets in, and when it’s hot our air conditioner doesn’t cool the apartment. Also, half the air ducts in the apartment don’t work and I assume they are never checked to make sure they are working properly before and after residents move. Most of the outlets are loose and can’t be used and they are never addressed. And lastly, we were denied a properly working oven for months because we wouldn’t let maintenance enter our apartment unsupervised, but they were unwilling to work with us about times that would work for everyone. Poor Parking – How many cars have to be damaged before this complex realizes that their parking spaces are too tiny for normal parking? I have heard from multiple residents that they have difficulty parking if there is a car already parked on both sides of the space. People park over the lines all the time. We have also had people park in our assigned spot and have no way to remove them because the numbers that we have gotten for towing or any other number that would help either doesn’t work or is incorrect.
