I initially requested a parking spot within the building at the end of October 2023. In March 2024, I was finally offered a parking spot in the building across the street for $450 per month, with the understanding that I would remain on the waitlist for a spot in my own building. Despite this, the promised parking spot in my building only recently (October 2024) became available—after one year on the waitlist.
During the period I was parking across the street, despite the parking fee of $450... per month, I frequently returned home from work around 9 or 10 pm to find the parking garage completely full. On several occasions, I couldn’t find a parking spot and had to park elsewhere. I often had to return late at night to move my car into the garage because I was uncomfortable leaving it on the street overnight, especially in this neighborhood. On other occasions, I was allowed to park in the 150 Van Ness service spot but had to move my car by 7 am to avoid towing, disrupting my schedule.
Despite paying a substantial monthly fee for what was supposed to be a guaranteed parking spot, I often found myself without one. The garage frequently hosts vehicles from the Academy of Art and other events, with cars sometimes parked outside designated spots, reducing available spaces and making navigation in the garage difficult.
When I was finally offered a parking spot within 150 Van Ness, it came with an increased monthly fee of $500 for a flat space, compared to the $450 I was already paying. My requests to maintain my current rate, given the numerous inconveniences, were declined.
They also offer stacker spaces for $350 per month; however, these come with inconveniences such as waiting for the stackers to move into position, which takes around three minutes. There are about a dozen cars in one stacker, and if someone else is moving in or out, you will have to wait. And even after I accepted a new parking spot at 150 Van Ness—which was supposed to be my assigned spot—I came back late from work to find another car parked in it. So I had to park outside again!
If you rely on parking and value well-maintained amenities, be prepared for potential challenges and additional costs. The decline in service and maintenance has overshadowed what could be an excellent living experience. While I otherwise enjoy living at 150 Van Ness, these ongoing issues have made it difficult to recommend this building to others.

Changes to Golf Sim
Despite its promising amenities, such as the golf simulator and basketball gym, the apartment building falls short in several areas. The decision to implement a reservation system for the golf simulator, even after the COVID era, seems excessive and inconvenient for residents. Moreover, the recent introduction of pickleball at the expense of basketball in the gym reflects a disconnect between management and resident preferences, compounded by the alleged dismissal of resident feedback through... purportedly fabricated polls.
Additionally, the discrepancy between advertised 24/7 security and the reality, along with misinformation regarding access to the basketball gym and deposit procedures, undermines trust and transparency within the community. Addressing these issues with improved communication and genuine resident engagement is essential for fostering a more harmonious and fulfilling living experience for all tenants.

Leasing office and lies about 24/7 security
Despite promises of top-notch amenities and round-the-clock security, the reality of living here has been far from satisfactory. I've been a resident since 2019, and the decline in quality has been glaring.
Initially, the amenities were impressive, but they've steadily eroded over time. What was once a freely accessible golf simulator is now bogged down by cumbersome reservation systems. To add insult to injury, management has begun nickel-and-diming residents with charges for gym, basketball,... and pool access.
Worst of all is the false sense of security touted by management. Claims of 24/7 security are laughable at best. In truth, I've never seen security personnel patrolling the premises, and safety concerns are routinely ignored.
The basketball gym situation epitomizes the mismanagement plaguing this place. Residents are barred from playing basketball on days reserved for pickleball, despite the gym lying empty. It's a slap in the face to those who pay a premium to live here.
In conclusion, the broken promises and declining standards make it impossible to recommend this place to anyone. Management needs to address these issues urgently if they hope to salvage any semblance of reputation.

Extremely horrible living experience because of use of spaces
I've been a resident here since 2019, and while initially impressed with the amenities and management, the experience has taken a sharp downturn. What was once a great living space has become increasingly disappointing.
Firstly, amenities have been steadily stripped away without any significant additions. The golf simulator, once freely accessible, is now reservation-only, and additional charges have been introduced for gym, basketball, and pool usage. This feels unjustified given the already... high rent we pay.
My primary grievance is the mismanagement of the basketball gym. It's frustrating to see it sit empty on days designated for pickleball, while basketball enthusiasts are denied access despite having paid for the privilege.
In short, the decline in quality and unreasonable restrictions make it difficult to justify the high cost of living here. Management needs to address these issues promptly to retain residents' trust and satisfaction.

Extremely irresponsible leasing office
No one responds to you, you need to call and email multiple times for a simple message and you may not get a response, there is no parking space, the elevator often needs repairs, if you are going to choose a high-end apartment, do not choose them because of their discounts, live in The experience was terrible, the smell of the trash cans in the corridor was disgusting
