Do not rent here unless you have extra money for being towed off the property. I’m a resident since October I have to limit my guests during 11pm to 7am to 7 guests every month or they get towed. $350.00. The money hungry parking enforcement company they use is Patrol One which also towed me after 2 courtesy notices that I left my car legally parked in an unreserved spot past 11pm. This is absurd because the rent should allow you to park your car in a spot close to your resident. I’m supposed to... park in a garage that is 100 yards from my door which I almost always do. The rents are high the property looks nice but you have a serious spider and mosquito problem due to the pond, and trees. Leasing office girls are nice but thin walls and restricted parking do not make this complex worth your time - plenty of better newer more accessible places nearby that are cheaper. Without being harrassed on how many guests you have

Downhill
This place has recently gone downhill. Security sucks, front gates are broken, thefts happen all the time, gunshots. Glad I moved out asap. Would NOT advise moving here. :(

Will not be renewing
I’ve outlined my experience below:
CONs The move-in experience was ok, except that the leasing agent failed to mention important details such as 1) Garages are shared 2) balcony style variations 3) Gate call box system is permanently out of order so you have to walk to the gate and open it to let visitors in after they call from their cell phone 4) upcoming roof replacement 5) said there was security but found out that security is off-site so you have to call them and they will make an incident... report - makes no sense.
Construction – Roof replacements have been going on for months. Management did not issue notices to residents about start dates or updates - nothing. It was unbearable and lasted for months just on my building. My electricity bills sky-rocketed because we had to keep our windows closed and use the air conditioning.
Management – There is a training gap throughout the office staff. I have dealt with issues related to accounting in which they were unable to figure out discrepancies because they didn’t cross-check the lease, raising rents over 30% without providing proper legal notice and a property manager who tried to cover her tracks when she was caught doing so, extensive mold while management (including corporate office) tried to avoid offering a hotel just to save themselves money despite the medical risks of remaining in the apt, just to name a few.
Residents are constantly moving out and then maintenance leaves appliances at the outside front door for weeks. It’s so embarrassing and not what I’d expect for the high cost of rent.
Lastly, the air condition system is the worst. Don’t expect your place to cool to any temp below 78 degrees.
PROs: Nice landscaping, Quiet – no loud parties.

Good and bad
I love my actual apartment. Great floor plan! Rose in the office is great and when he is here, so is Ben! Maintenance requests are always timely. The main issue is that there seems to be a lot of crime. I've lived in five different apartment complexes and have never seen so much police activity. In the past 3 months I've seen a man who was dealing drugs get raided by the fbi, an apartment being investigated by CSI complete with a resident leaving in a body bag, and a full on ATF take down... including riot gear and assault weapons. Not to mention the numbers us time there have been arrests for domestic violence and pool trespassers. Like I said, great property, staff, and apartments, but currently a bad batch of people living here.

Capistrano pointe
Great location with easy access to both I-5 and PCH. It's a beautiful community with a pond and nice landscaping. Reason for 3 stars is that there is major freeway construction happening just hundreds of feet away. Often at night. It's loud and dusty.
