Beware Management

When we lived in the apartment, whenever we had any problem or wanted help, management never communicated with us on time, ignoring our email and in-person requests. One of our family members had a really bad injury in the mail room and we sent email with pictures of the injury, but it took 5 weeks for them to contact us. They never solved any of our problems so we decided to move out, but the move-out was a nightmare. For example, when we lived in that apartment, the apartment was super clean... because we have OCD. We didn't even put a single nail in the wall. When we moved out, they charged us almost $500 for two very small stains on the wall, one of which is almost invisible. When we called them several times, they told us there were lots of scratches on our wall, which contradicts the pictures they themselves gave to us. We have all the pictures and videos to prove this. At move-out, we requested someone to come in-person at the time of our move-out, but they told us instead to just leave the key in the apartment. If anyone else tries to move out, definitely demand that someone come in-person at the move-out time because otherwise they will cheat and lie a lot in order to get more money out of you.

Worst complex ever!!!!

I wish I could give it 0 if there was an option. The complaint list is so long that it goes on and on. If you’re willing to give it a try seeing the location and amenities then please don’t since the building is old they have numerous problems. First when we moved we faced mold issue in the bedroom as well as bathroom and they blamed us for not opening the windows, Bathroom had no proper ventilation and they took a day to replace the exhaust and we had to clean, the hardwood floor gets moist... very quickly, it took us days to clean as it had spread to our bed as well. HOT WATER, as far as I know we have raised issue multiple times regarding hot water and there is no proper response, they say everyone else in the building is getting hot water how come you’re not getting. Atleast during winter I wish you’d get hot water. Clogging, our bath tub had clogged and there was gross stuff coming out of it and filling, again we took all the effort to clean it even though I don’t drain hair after each shower we made sure we put the hair in trash. No proper maintenance team, there’s water shut off every month and sometimes they don’t notify. During the hot water issue, they had got a plumber and seems like he didn’t do good work, there was a leak outside our apartment where they had to suck it through vacuum, which they did not monitor and the water entered our apartment ruining the items in our closet and we didn’t receive any apology from the community manager. If you’re thinking of renting here seeing the deals and offers, then be ready to face the issues.

Unethical staff that is never in your interest

Laurel Crossing looks like a nice community from the outside but don't let that deceive you.

While living here from March to November while following shelter in place orders we had our water shut off over 15+ times all of these being 4+ hour shut offs, and the power has been turned off several times as well.

While living here you pay utilities as a share of the whole community, not just what you use for your unit. So for a two person couple we regularly paid $330, even during months where we...
weren't living in the unit.

Parking was another $70 charge that we opted in for but a few months in they added an extra parking spot to our bill that were never asked for and assumed we should foot this cost.

They advertise as having 3 laundry rooms within the community but the number of operating machines at any point of time can be counted on a single hand. The other community resources like the package room looked nice at first but we had 3 packages stolen and the staff does not help investigate these.

On move out this became even worse as we are now being charged absurd amounts ($375) for a spot being on the bathtub so they could renovate on our dime.

Finally move out...
We opted to terminate our lease early to reduce our costs and to help out family members knowing this might have some extra costs like the 2 month fee. They were not willing to waive this during the pandemic which was disappointing but after signing the paperwork for the termination and moving out we were met with an entirely different bill. Despite having agreed to pay a 2 month termination fee when we got out move out bill it was for $11,000 which was to go until the end of our initial lease terms. At first they argued that there was never an agreement in place and after we proved they were wrong with our own records they went with the story that they added the charge on the morning of move out and we never paid it so they think its fair to increase our move out fee. The resident portal where we have paid every charge to date doesn't back up their claim anywhere in its history but this has not had an impact to date in our conversations with them. This is an ongoing story that I will update once we can reach an agreement with them.

To summarize: Expect subpar living conditions in your unit, your neighbors, the community amenities and above all else expect unethical and unjust business practices with all interaction with Aimco staff.

Leasing Office Led to a Terrible Experience

This has been a terrible living experience, mostly because of the management team. Here are the reasons why:
1) The leasing office is impossible to get in touch with!
2) They constantly shut off our water without notice.
3) I paid for parking every month that I lived here and was unable to use any of the parking because the management team does not enforce their parking regulations; as a result, I was forced to park on the street, which led to my car getting towed.
4) We noticed a loose board in...
our balcony in October and filed a service request, which the apartment complex acknowledged and said they would get to right away. The apartment complex did not get in touch about it until March, when we were given four-day notice about the re-construction of our balcony.
5) The utilities are insane, so don't believe the price tag on the lease. We pay upwards of $400 in utilities a month for a ONE BEDROOM APARTMENT.

Also, this is not the leasing office's fault, but please take note that there is ongoing street construction right outside of the apartments and it is very disruptive. It has been going on for at least six months and seems never-ending.

Worst experience of my life

Unit Cleanliness:
When we moved into our unit the place was filthy, like dust caked onto the baseboards and trash left under the bathroom sink. We had to personally clean the whole place as we moved in. However when we moved out they charged us $140 because they require "professional cleaning" at move out. Our unit didn't appear to be professionally cleaned before our move-in. This is another example of Aimco exploiting their customers, charging us for cleaning that they should be doing...
regardless.
Unit Quality:
Our unit and probably most of the units don't look as nice as the pictures on their website. The paint in these units is absolutely disgusting. Decades of paint layered on top of each other has left the walls and cabinets sticky. Our food containers stuck to the pantry shelves and peeled gobs of paint off. Everything from outlets, light switches, hinges, fire alarm sirens, and even the floor have paint on them since they don't take any care to tape things off. Our balcony had a rotted out railing that they didn't feel was necessary to replace before our move-in, as well as a chipped, rusting sink that wasn't replaced. The fan in the bathroom was so poor that the excessive moisture in the unit made us buy a $150 dehumidifier to protect ourselves and our belongings.
Excessive Intent to Enter notices:
Around February we received our first intent to enter notice on our door for them to install smart door locks. With these and all their other Intent to Enter notices they would give large windows of time so they could come in anytime between 8am and 6pm. In March we started getting these notices every other week to "fix" the fire alarm system. This time the notice said they would be coming in any time during the span of a whole week anytime between 8am and 6pm until their project is done. There is no consideration for how inconvenient this could be for the tenants. We would have to readjust our whole routine and in the end someone would come into the unit for only short period of time, anywhere from 5-30 minutes.
Move Out process:
We had a few little scuffs on the walls (that could be fixed with a Magic Eraser) but the maintenance worker who did our move out inspection claimed it was enough "damage" that we would be charged $100 for paint since it was beyond the scope of their team and would require an outside vendor.
