From the initial contact to present day, the staff at The Landing at Arroyo have gone above and beyond. Friendly, timely communication and organized is exactly how I would describe the process. The residents have been welcoming. Everyone says hello to each other. Maintenance have been super responsive, friendly and professional. Everything is always clean!! My girlfriend and I have lived here for almost a year. We would definitely recommend the Landing. The property is always kept up and the amenities are great! Most importantly, the staff set the bar in professionalism.

Reported Mold, and they wiped if off the wall
Not worth the money at all. I have lived here for 14 months now and was the 1st residents to live in this unit. We were hesitant to renew our lease because our recent issues were not resolved, so we have chosen to pay an additional $250 per month while we wait for our concerns to be resolved.
MOLD- We reported mold on the walls inside our master closet, they came and wiped it off with bleach and then had the unit tested for moisture then took no action to address the mold. We had to pay out of... pocket for someone to come and check for mold. Once we reported it to them again, they continued to only talk about "moisture" even after clearly reporting visible mold several times. We explained to them that our daughter has an autoimmune disease, the manager ensured us that our health was their priority. Yet their actions say otherwise.
SUDDENLY NO HOT WATER IN KICHEN- there has been numerous 24 hour notices to enter our unit to work on a plumbing issue they are attempting to fix for our building. During one of their numerous visits our hot water in the kitchen stopped working. I have reported this several times and it is still not resolved.
QUIET TIME HOURS NOT ENFORCED- our upstairs neighbors who moved in a few months ago do not "observe quiet hours from 10pm-7am". The office staff is aware, security is aware, reports continue to be made by security and no action is taken. They banging around and yelling keeping us awake at night disrupting our sleep. No action is taken, the behaviors continue.
