Horrible management! Dirty apartments! Avoid!

I am a new resident at Waterford at Southlands, less than a month. They require residents to do a full move in checklist. I do not have a problem with this other than what the resident is doing is basically an inspection of what has been done to the apartment before move on, because the management can't be bothered. I asked how specific I needed to be and I was told very specific. Patchwork painting was done. Manager informed me that they paid a third party contractor to do a full painting of... apartment. It was never checked. The garage has black handprints, scrapes, gouges, doesn't even appear to have been swept. The entrance to front was filthy. I had to sweep and even scrub the front door as it was filthy. Baseboards were filthy, had to clean those also. Blinds in bedroom are not working properly, will not even close, the ones in living room are almost as bad. The dryer makes so much noise when it gets heated up. They did fix the blinds on patio door, they were taped together, and a handle on a kitchen cabinet that was super glued. I filled out check list noting these things, have sent emails, submitted work orders through portal, still not done. It's a shame. The complex is in a great location, I love all the green space. The management is unresponsive, it is apparent they don't care about tenants are all. Do not move here or to any Greystar property. This is definitely the worse experience I have had with any property. Don't be fooled by the pictures of a two car garage if the cars are shown parked one behind the other, misrepresentation. The prices at this community would be fair, even though they are higher than anything in the area, if services were provided. Don't expect anything from this management. Have videos of dryer and blinds, but can't be posted here. All of these have been sent to management. Horrible!

We are aware of a sudden increase of mice within the community due to construction in the area yet our pest control has seen no infestation here aside from one home that is very dirty and not well kept. We are sure to take all...
maintenance related items and fix anything you may have problems with, within a 24-48 window. A sour smell coming from your dishwasher is not an exact issue that can be fixed outside of cleaning said dishwasher, cleanliness would be a reason for this problem, we would be happy to take a look. As far as crime being an issue we are a crime free community meaning we get reports of any crime that happens within the community, which we have not been made aware of frequent car break ins. Being that we also have security and they have not been made aware of this either we suggest you speak with the front office so they can assist in any ways possible!

Great Community

We have enjoyed living here and the community. This has been the best home that we have had so far. The team has really made us feel valued and like they car. Would recommend.

Management is horrible

We stayed there for about 3 years. About the positives, liked the location (close to Southlands Mall), two car garages and open layout with lots of windows and natural light in the living room.

Now for the negatives. The quality of the appliances (for the rent we paid) was abysmal. Snow removal during winter was non-existent. There was dog poo all around and they were unable to enforce anything. Over the 3 years we stayed, there was no landscaping done in the entire complex. The pool (which was...
supposed to be open all year round) was closed from Sept - May. The hot tub was broken half of the time.

The biggest surprise came after we checked out. I have lived in other other apartment complexes and have never experienced anything like this. A couple of weeks after we left, they not only refused to refund the $500 security deposit (minus the last month's utility bills) but also told us that we need to pay an additional $200 for "damages". On requesting for an itemized list of what these were, they just sent a pdf with a list of random images - without an itemized bill. They complained about paint and carpet cleaning, which was ridiculous - we stayed there for almost 3 years and we should not be required to re-paint the entire place after our stay, when it all comes under normal "wear and tear". Before we left, we had cleaned the place and expected them to hire house cleaners to make it move-in ready for the next tenant. We called the customer care and even sent emails, but have yet to get a response on why they think we should not get our refund back!

It looks like not returning the refundable security deposit is a scam (noticed another person here complained about the same issue). We looked up our rights as a tenant in Colorado, and we are entitled to get our money back, as it falls under normal wear and tear.

Ok until you move out - Beware!

We have lived at Waterford for the past 3 years. Overall the experience was fine but there are issues. There have been 3 staff changes since we moved in and generally they have been nice. The landscaping is finally being addressed after dead trees have been present for years. People don't pick up after their dogs, broken gym equipment and the hot tub is frequently out of service. Overall the apartments are spacious but the appliances and construction is not up to par with the cost of... monthly rent.
My biggest complaint and frustration is that after 3 years in our unit we are, I assume, being charged for painting of a full unit as well as carpet cleaning. I am being asked for money by their customer care department with no statement of what the charges are for and why our deposit is refunded. This is absolutely normal wear and tear and crazy to charge tenants. The new management cannot return the multiple calls we have left nor emails asking for an itemized bill. As tenants we do have rights against landlords who appear to be dishonest, if you are ready to move out from Waterford - you must request a walkthrough. Really quite a disappointing end and no we won't be paying the extra and we will pursue Waterford for our rightful return of a deposit for a well kept apartment. Many others have had this issue the latest management is running a racket, well happy to take you to small claims.
For those of you thinking of renting here there are better options and not worth this move out hassle.
