From the first day I moved in to Avenue 8 2 years ago, this was an amazing experience. I moved in mid shut down of the pandemic, and the staff could not have been more incredible. Over the last two years, the staff upheld this excellence and was always incredibly accommodating. My unit always felt cozy, safe, and was almost always quiet. I never would have left, had my partner and I not bought a house. Truly, you do not find rentals like this one in Denver.

Almost Perfect, One HUGE Flaw
I love these apartments. I've lived here for 15 months now and have had no complaints that weren't immediately rectified. Plus there are things like free yoga, monthly events with free alcohol and food, a bike workshop, built in storage, and WONDERFUL staff (office and maintenance staff alike.) The biggest reason to move here is how dog-friendly it is. The best thing about having the outdoor park area(s) is the ability for your dog to not be tied to you on a leash and it can run around, away... from you, and be free to play. Here's the catch: if you fail to collect your dog's waste (even accidentally) you will be slammed with a no-warning, even first time, $200 fine. The gated area is a good size, so your dog could wander out of site for a moment as you look away or talk to your neighbors. Or perhaps you pick up a pile thinking it was your dog's when it was in fact another's and you missed picking up your dog's. Or in the area covered in wood chips and hidden shrubs where it is hard to see, you will still be fined. It is mentioned only in the lease among 2,000 other things you are meant to remember. $200. Every. Time. No warning, no lower amounts. When I asked the apartments why the fine is so high, I was told it "has to be enough to cover the costs of the DNA tests." When I called the management company to try and plead for a break, my calls went unreturned. So now, even though I love living here, I have to consider breaking my lease because like most Colorado residents, I don't have $200 to spare. Furthermore, I find myself shying away from using the amenities I came here for because I have no idea how I missed it last time and am terrified if I don't keep my guy on a tight leash at all times, I will be charged again. Don't get me wrong, you should move here. You may even get my great apartment close to the dog park. And you will make a ton of new friends with the incredible residents, one of which actually works in the office! But beware, CLOSELY WATCH YOUR DOG AT ALL TIME OR YOU WILL BE CHARGED $200 FOR EVERY SINGLE MISSED WASTE, even in snow, even when they are out of provided bags, even if you pick up after any other dogs. Unfortunately this one flaw is big enough to smother out the many benefits.

Good So Far
I would say that it has its perks, once finished. The reviews below are correct there are quite a lot of amenities that are not yet finished. I had a rocky start to moving in. I was told my apartment was ready, when in fact it wasn't. I moved from Chicago with my cat and couldn't get into my apartment until close to 4pm when I was told I could move in at 10am. They did however let me keep Gucci there and all the workers loved him. I had some issues with my heat it wouldn't turn off, but... they came in and fixed it right away. The internet did take some time, but I think that if you move in after this post the problem stated below I would think would be no more. My biggest problem is the parking garage is not done and winter is coming! But my biggest concern is that once all theses amenities are complete will they raise the rent!!!?????
No risk no reward.

"Luxury" apartments.
This place is a joke.
This apartment complex advertises so many amenities, but none of them are even done, or close to opening.
All the information is misleading.
When I first checked out the website I found a lower rate online, but when I called, I was told a completely different price. The website advertises laundry units in every apartment, what they really meant was, an operational laundry room only on the first floor.
Yeah the fire on the roof is really cool to look at, but they removed... the knob to power the fire so you can't turn it on unless there is someone on staff here to turn it.
They only offer century link as an Internet provider, but that's not all! You can move in to a "ready" apartment, and then have a technician tell you that the cable hasn't been sliced, and it will take an unknown amount of time to get that worked on (over a week).
The water in the new units is yellow. After running it for several hours, it's still yellow.
After a long hard day of work, you might have to walk around the building to the front because the door next to the parking lot jams EVERY day since they opened, but still have yet to replace the door. Then you get to ride on the only elevator that works (even though there is 2 more in the building.)
Also, be sure to check out the bike and ski shop, yoga studio, dog bathing room, that are all empty rooms.
Please heed my warning, DO NOT move into this location.

Nothing is Finished
It looks like a great apartment, but they forget to mention that none of the amenities are set up. There's construction all day around the buildings, my water has been yellow since I got here, and while they say it is high-speed internet ready, the apartments aren't set up to get internet.

Even though we did work diligently with the contractors and vendors to resolve the mentioned issues... as quickly as possible, the full amenity package was not complete for the opening of the second phase. The priority was in completing the apartments to ensure that those needing to move in would have a home.
