So Happy to Have Found Hyland Hills!

I consider myself so lucky to live here! I am a widow of a certain age, as they say, and Hyland Hills is perfect for me. I have a one-bedroom apartment with an attached garage, and it is just the right size. LOTS of storage, a great floor plan, and very well-maintained by a friendly and caring staff. Speaking of whom, Joseph from maintenance came by to fix my garage door remote the other day. In addition to being super professional and efficient, he is so thoughtful and courteous! I feel... like I am in such good hands here -- and did I mention the valet trash service? Check it out!!!

Solid place

You can't go wrong with IMT Hyland Hills their apartments are fairly spacious and there's a premium feel for the price. Micah with the office has real enthusiasm and made me feel accommodated whenever I emailed him. The location is fantastic, across from H-Mart, a quaint park, and a whole shopping area.

Great place to live

IMT is close to great shopping areas. Apartments are spacious and well maintained. The office staff is always helpful..thanks Susan, Micah, Alyssa and everyone else, as are the maintenance team and groundskeeper Courtney. These people are always willing to help with anything you need. Thanks and 5 stars to everyone at IMT Hyland Hills.

Not worth the cost

I lived in this complex for approximately 3 years, two of which were under previous management.
1. They specifically ask you to sign a No smoking within 25 ft of any building, yet they do not enforce it. Therefore, if you happen to live by a smoker and you don’t happen to enjoy smoke you are out of luck. There will be a strong smell in the halls and you cannot have windows open.
2. They charge a $25/month valet trash service. This results in people leaving trash outside their door for days and...
it makes the halls smell awful.
3. They charge a pet rental fee of $35/month and a nonrefundable fee of $350, this does not seem like a lot but when coupled with the rent it quickly adds up. Also, you will constantly find dog waste in the green areas around the apartments.
4. They charge a lease break fee of 2x monthly rent. Based on the average rent you are looking at a fee of $2800+. Most people do not plan on breaking a lease, but in the end, if you need to, be prepared to pay a very large sum of money. They will not provide any flexibility despite events such as a major pandemic.
5. Parking is a huge issue. This will force you to get a garage ($85-$100/month) just to not deal with trying to find parking.
6. Renovated apartments all have wooden floors which are great...except if someone lives above you. You will hear every step they take, every time they vacuum, and every time someone drops an item. This will force you to have a fan to create white noise so you can sleep.
7. Water bills are always high. There was a month where I mostly traveled and was never home and the bill was exactly the same. Therefore, you do not pay for use, you subsidize the use of every resident in the complex.
8. In the affordable, non-renovated apartments, they use very poor quality materials. They ACTUALLY paint the countertops and the bathtub. The bathtubs will peel because the paint does not like to be submerged in water. The countertops will stain because white paint can absorb colors. This of course makes your apartment less attractive. But the worst part is that they will charge you for REPAINTING the bathtubs ($65) and the countertops ($285). Essentially, they make you pay for their poor choice of materials.
9. They will try to nickel and dime you out of your security deposit. Including charging you for the stove drip pans (all 4 for $32) that are no longer “new”. Despite the fact that wear and tear is part of the rental business.

Staff hangs up on multiple residents

This place is the opposite of what you would expect of a place you call home. Extremely rude staff. No compassion. Hangs up on multiple residents and calls us the rude ones. I have video to prove it! Just ask
