Pros:
-Proximity to the metro and cool restaurants
-A decent amount of square footage for the price
Cons:
-The parking garage is not secure. My vehicle was vandalized 2 months after moving in.
-Located on a not so safe block. You will see a unhoused person or addict on a daily basis.
-Very cheap appliances. Laughably cheap.
-Basic amenities
Bottomline: Keep looking.

PROS
So first, the Noma Gallaudet Metro station is only a few blocks away, a very easy walk. If you're... unfamiliar, the Noma Gallaudet station is location just north of Union Station and 3 stops away from Gallery Place. There are cool eateries and bars close by, including Red Bear Brewery.
My place is about 2500sqft which is great for the area. It's hard to find decent sized place in the middle of the city.
That's it for the pros unfortunately.
CONS
Safety is certainly an issue on this block. DC has some rough areas, for sure. But even if you live in a rough area, you'd like to be on a safer block. 40 Patterson St NE is NOT that block. I have left the apartment for a walk only to see broken car windows (or glass left from a broken car window). I once saw half a windshield just laying on the sidewalk. What's worse is somehow, someone made it into the garage and vandalized a few vehicles, mine included. They ripped off the driver door handle. Why? Who knows? I received a call about the damage while I was on vacation and never heard anything else. There was no follow up call to see if anything could be done or if any assistance was needed. To be clear, I don't need hand holding but a show of concern would have been appreciated. Instead, it was handled as if this was totally normal.
The appliances; I don't even know where to start. The dishwasher is the size you'd expect to see in a studio apartment and it's cheap. The washer and dryer are also small and the buttons get stuck. They're also cheap. I don't want to belabor the point but I've never had cheaper appliances. I would almost rather have them remove them and allow me to install my own. Not that I would waste money on appliances small enough to fit in the allocated spaces.
The amenities are meh. Nothing special. If you like to workout, which I do, you'll want to time your workouts perfectly or get a gym membership as the gym is small and fills up quick. Bring bug spray because there are mosquitoes. If you just need a deal this could work. If you want a bit more comfort and security, Sonya is not it.
