This place is awesome! I’ve been here 5 months and everything is great! New Dog Park, Friendly Neighbors, Good Quality appliances and customer service. I want to give a HUGE shout out to William in Maintenance!! Always helpful, informative, quick to reply. Very Friendly and always working like crazy to keep things gorgeous here! I have a friend who Is moving in shortly and she has some specific needs and William took great care in addressing them, helping her measure the apartment, garage and... other things!! Great Job William and Crew!!

Decent Apartments - but
Very nice kitchen appliances, nice washer and dryer, nice faux hardwood floors. Unfortunately, with hardwood floors, you will hear each and every footstep of your upstairs neighbor, and it will sound like the POUNDING of a hammer. People with dogs (and there are a lot of them) leave their patio doors open, so their dogs are out on the patio barking at anyone who walks by. And if you're close to Gate Parkway, you'll be treated to the very frequent ROAR of cars hauling you-know-what down the road.... Bottom Line: It's REALLY LOUD here. The apartment gates have not worked in several months. Finally, based on my own experience, the office staff is attentive to prospective renters, and completely indifferent to current residents. They've never answer the office phone when I've called, they don't return voice messages, emails, texts - nothing but crickets. Will I renew my lease here? Absolutely not.

Decent Property but Management slacks
My overall experience; it’s a nice place and the amenities I would rate 5/10. What I think they could improve on is communication within leasing office staff and overall maintenance of the complex. No call backs, no reply emails, hardly can get ahold of the office and won’t return voicemails. A good example, the the “Bark Park”, I’ve only have seen maintenance in there twice and it was only after multiple residents asked for things to be either fixed or replaced. The bridge in the park could... fall apart at any moment and injure someone’s dog greatly. Overall it can do better but I think listening to your current residences and not just focusing on flipping units for higher pricing just so you can call it “Luxury” would be more beneficial in the long term of quality renters. This place is not luxury but it’s better than others I’ve seen. Also side note, solicitors will avoid signs and come door to door, please be weary as we had a solicitor say they came from the leasing office working non profit but when asked further they walk away (scary). The community has had break ins happen before so please be cautious of who comes to your door.

Locked me out of my apartment when the office forgot to renew lease
The amount of problems I have had with this complex and ZRS Property Management has been extraordinary and unacceptable.
Upon move-in day, my apartment was NOT ready. There was urine in the toilet and the apartment was disgusting, not cleaned or painted. The office corrected this measure by giving us a cleaning voucher. That's it!
During the coldest days in Jacksonville Florida, in Decemember, they left me without hear for 5 days. I had to call the company that owns them, ZRS Property... Management, to FINALLY get a maintenance person out there to look at it.
Lastly, upon renewing my lease (terrible decision, I know) the office forgot we resigned and locked us out of our apartment with our stuff inside and everything! I was stuck outside in the heat for 3 hours until the office opened before anyone helped. This happened yesterday. There has been no compensation or explanation for why this happened.
I'm leaving as many reviews as possible so no one else has to experience the "Luxury" living with Arelia James Island or ZRS Property Management

What the heck is going on here?
We were notified on 4/19 that the management company is changing effective as of the same day. Since then no one answers the phone. The resident portal is not active. No information provided yet for the new portal. Payment due next week! Also no maintenance on the property in the past week. Dog waste and trash everywhere! Dirty hallways. Again no word from anyone in this new management company about anything! I am sure I am not the only resident experiencing this gap in “luxurious apartment... living”.
