Need staff
I don't know what to do anymore.. my AC has been out for 5 days and it still hasn't been fixed. I've been told it would be taken care of and still nothing has happened. I feel bad for giving a bad review because otherwise my stay has been pleasant, but they are clearly understaffed and I am tired of sleeping in the heat when it is nearly 100 degrees out. Please get more help!!

Do Not Be Fooled
High staff turnover. Extended times for maintenance and a thing property have made for a hellish rental experience.
I could speak on the pest issues, noisy neighbors, constant construction, etc. but I’ll just say that we haven’t had a working bathroom for 3+ weeks after of neighbors upstairs toilet water leaked down into our unit and the front office staff has been UNABLE to give any timeline for completion.
Do not move here. Aside the old apartments being poorly maintained and a terrible... value, your issues won’t be fixed. Venterra Realty, Village Walk’s parent company has an F rating from the Better Business Bureau for a reason.

Misleading Practices Poor Management, and never ending fines
Village Walk seemed like a great choice with a reasonable quote within my budget. However, after a month of back-and-forth emails, the quote changed, and I was pressured to choose a move-in date or face increasing rent. They initially offered the $175 L.O.O.P Advantage Program, a lower non-refundable fee instead of a refundable security deposit. Midway through the application, despite our parents co-signing, we were told we didn't qualify and had to pay $1074 instead of the original $175 quoted... . Management seems focused on maximizing revenue. I marked my notice of vacant date weeks in advance and notified the office 70 days before my lease ended. They assured me the final walkthrough would be handled by them. However, a month before my lease ended, I was charged over $1200 for not giving formal notice through their app. The front desk never made this requirement clear, highlighting their lack of transparency. The Move-Out Advisory Service was also disappointing. We scheduled an appointment and rescheduled work to be available, but the maintenance team never showed up or communicated that they weren't. After waiting an hour and a half and visiting the front office we were told the service wouldn't be done, leaving us vulnerable to unknown move-out fees. Instead, we were given a deep cleaning checklist and told to restore the apartment to its original condition. The mandatory $160 cleaning fee provided no assistance, and we even had to spackle all thumbtack holes, paint baseboards and door frames, which the lease stated were normal wear and tear.
overall management experience has left me never wanting to come back. I would not recommend Village Walk Apartments as a home. If you are a UNF student I advise you to stay away from village walk both my roommate have been trying to inform student and parents that this is not a good choice. I feel like they will try and take advantage of students who are first time renters
