I lived at their Avisa Lakes property in Orlando Florida. They sent me a bill 4 months after I moved out for a cleaning fee. The place was much cleaner than when I first moved in. When I lived there the property was infested with large bugs no matter what I did I could not get rid of them. In the 18 months I lived there they went though at least 3 property managers . The pool was closed as well as the fitness center for the majority of time I lived there. It was supposed to be a gated community... the gate was broken and never worked. I had several packages from Amazon stolen off my porch. The toilet from the neighbors above me constantly leaked into my app. creating a mold issue in the bathroom. The Middleburg Communities should be ashamed of themselves as to how poorly this property Avisa Lakes is run. Stay clear of this place do not make the same mistake I did

THis is a no
WOW. I wouldn't recommend this place. I had a lease for a year and within the first few months i had so many issues! Upon move in i was given the wrong keys, the unit was disgusting and not ready at all. I walked into a bathroom with lifted flooring, wasps nests on the balcony and a very moldy smell throughout the apartment. The management at the time did get things "fixed" quickly but month after month something was wrong. The gate was always broken (even under new management) and the roach... problem is outrageous there. I ended up paying for my full lease but moved out two months early because the roaches kept getting into the smoke detector and that was going off random times of the day and night. As someone with anxiety this did not help AT ALL. And i tried to do everything in my power to get rid of the roaches but with the building being so old and the amount of water damage in these units you are legit paying for the roaches to live there. Additionally... the neighbors????? I felt unsafe about a few because on one side of my unit there was constant fighting and the man in the lower unit across the way was always drunk (I know this isnt a reflection on avisa lakes but the neighbors are something to be cautious about) ANNNNND ALSO, I was a second floor unit...this being said when i would take a bath (without over filling the tub) the people below me would constantly bang on my door to get my attention that the water was leaking into their bathroom.....i only took a total of 2 baths because from this point on i was terrified of their unit becoming worse and terrified of having them bang on my door during a bath that is meant to be relaxing. We contacted management multiple times but i dont believe this was ever fixed because it was a piping issue that would require major renovation. .......Beware... on move out day I came back and was going to take video of how i left the unit BUT PEOPLE WERE ALREADY IN THERE RENOVATING. i didnt make that clear to management nor had i turned in keys, or signed official leaving documents. DO NOT let the renovations fool you either. they just slap in "new" grey flooring and fresh black appliances You'd be better off in a new build apartment WITHOUT the families of roaches. All this being said, i did at least get my deposit back a month after my official move out....not sure if that would have been the case if they didnt have people renovating before my official move out but just be mindful of what you are getting into.

Unsafe Neighboorhood
As a woman, I am very cautious of my surroundings and safety and this apartment complex has made me anxious through the roof. First off the front gate hasn't worked since February and that was one of the selling points when picking an apartment in the first place. Also, there are basically no lights... I like going for walks but can't because the pond has no lights around it and what makes it better is that the two street lamps in front of my building were run into by a truck a few months ago,... I guess that will be a few more months until that's fixed too. Just to add to the overall darkness of the area at night, my building's outside lights have been off for 2 weeks!!! I've complained to the front office but still, nothing has been done about this... there is not a sense of urgency about this management company or any slight sense they care about the residents here.
Summary: Don't move here if you care about safety or if you simply want a lit-up space outside at night. Luckily I am moving out soon because I miss my night runs.

Overpriced for outdated units
I will start by saying that my experience leasing for Avisa Lakes has been riddled with bad experiences throughout the year, however, the new management company does appear to be better. With that being said I will now list below the issues I had during my 1-year lease. I would recommend not leasing here because the price isn't worth the apartment, also if you plan on living somewhere for more than a year they will not work with you in the future. Residents of 15 years are not even being helped... or considered in this situation, Corporate obviously doesn't care to keep long-term residents and appears to be marketing only to new ones.
1. They are raising my rent and while I get the market is higher this 1 bedroom apartment is not worth the price. The outside looks nice but the inside of the apartments are severely outdated. Management company will not negotiate prices and will say Corporate doesn’t care and in their words.. “ they aren’t even negotiating prices with people whose lives here for 15 years”.
2. Took 1 Month to get access to the Amazon Lockbox system, had two packages stuck in there for a month. Lots of complaining to the front desk before they finally helped me. 3. Took 2 Months to get access to the front gate that closes after 6:30 pm, I was having to wait for someone else to go through to actually go into my own Apartment space. 4. The Website to make payments for rent online has been down since June ( now November ) this causes all residents to go to the bank for a cashiers check.. 10 dollars each time and having to go out your way is annoying to say the least. 5. I started my lease and the Apartment was dirty, so I asked for a Maintenance guy to clean it before I moved in. I gave them a week.. this wasn't done. I also asked for two other maintenance requests and none of them were completed or even started. I fixed them myself so that is fine. 6. I started my lease and they tried charging me higher rent than we initially agreed on and after going to the office 5 times over the course of a week I was able to get it fixed finally. 7. The valet trash is a mess, they opened my bin sometimes and won't take the trash for god knows what reason. Then they will keep it open for Racoons and stray cats to destroy my garbage, which then they will attempt to charge you to clean up. The trash guys need to learn how to actually close the containers, especially if they leave trash inside.

NOT A PRIVETE COMMUNITY
There’s a gate that’s always open, and by always I mean 24/7. Do not let this people lie to you, also once they have your money they really don’t care, a service call can take up to 6 months if your lucky. There’s was a shooting incident inside the community last year, so you might want to ask about the safety measures they have taken every since… (heads up, none)
