Loved my experience here, I lived here for 5 years and the staff is amazing! Would recommend to anyone looking for a place to live. Don't hesitate!

Well, I tired to like it here.

First of all, I would like to point out but it is nice and quiet here. There is a lot to be said for that. However, since I've moved in the air conditioning has caught fire. The air conditioning fan broke a few weeks after that and apparently was running or leaking freon or something that drove my electric bill from its normal $60.00 month to well over 300. When I called the electric company to complain they said that's what the meter read and that I needed to call the office to find out what... was happening inside the apartment to use that much electricity. When I called the office, I was actually laughed at in my ear and was told my electric usage was not their problem. It took several weeks to finally get them to fix it. However, I was without heat or AC during that time. Yet they still charged me a full month’s rent. Of course, I had to pay the electric bill so that was $274.00 above what I normally pay. I believe I'm probably just going to be out this money as they just do not possess the Business policies to deal with it ethically. The carpet felt greasy and slick. I went to Walmart and bought a small $88.00 carpet cleaner. I posted the results below so you can see the difference. It's easy to see that the carpet actually was not cleaned before I moved in. It is clean now. I believe another reviewer had mentioned the problem with the vents. I will say that when I moved in the apartment had been painted clean and looked rather beautiful, except for the greasy carpet. the ceilings were also painted clean. Now that I've lived here for a while, I can see two little black jets jutting out on the ceiling from the vents. This does not appear to be a very well-maintained system. Maintenance has been out several times to fix it over the last few weeks , and we're out again earlier the very same day I'm writing this. They assure me it's fixed now. It had been well down into the 60s at night inside my apartment with no way to heat it. I'm just thinking I shouldn't have to pay full rent if I don't have heat or AC. I'm guessing this will probably be my last month here because I'm not going to pay another $300 electric bill. I cannot afford $300 for their broken equipment. This makes me feel sad I had not wanted to move for another two years period I had been hoping to renew my lease and stay here. We will see when the next electric bill comes in. If it is normal, I'll pay it and move on if it's not normal I will be tendering and notice and securing an attorney.

Bad professionalism

My girlfriend and I are new renters with the property and am set to move in next week. Everything has been handled professionally up until today. Our leasing agent has helped out with everything but today decided to completely have the worst attitude with us and be very very unprofessional. On the paper work we’ve signed so far for the place, renters insurance was something that wasn’t stated. It was not on the advertisement, nor was it mentioned by the leasing agent. I received a “checklist”... email for things required and renters insurance was on there. My girlfriend and I, today, called the leasing agent to ask if it was required or recommended, as we were confused about it not being stated to us previously. The leasing agent then stated that it is a requirement but with an attitude. Once letting him know how it was inconvenient and irritating that it wasn’t stated to us before, he then stated “there’s no discussion and there’s no argument, it is required”. Then he throws in”I’m sorry that you’re upset, I can go ahead and cancel everything right now”. Nothing was mentioned from us about canceling. All we stated was that it was inconvenient and irritating to us that the leasing agent did not do his job. For the future, please tell your future residents that renters insurance is a requirement for the properties and make sure that they are not surprised with anything else come move in day.

very satisfied

When i moved in my carpet and appliances were brand new! The fridge is a great size and has an ice maker. The neighborhood is super quiet and in a great location. There's a walmart and Publix in the plaza across the street from the complex. Love the fact the patio is screened in. Since i've been here i have no issues with ants or roaches. I have no visible issues with mold. No issues with leaks or flooding BUT i do live on the second floor and chose the second floor to try and avoid these... problems. They have 2 pools that are clean and a hot tub. They have a tennis court and a park. At night the neighborhood is very well lit and no one is lingering. I do have a few dislikes but nothing major. There is no ceiling fan in the bedroom. So you will have to buy one and i suggest you get one with a light fixture or get a lamp because the bedroom has no lighting. There is a ceiling fan in the living room that has a light fixture and it's pretty nice. My other dislike is the air that blows from the AC smells terrible but not bad to the point where your apartment smells bad. I have no idea why it smells bad or if it's a sign of mold in the vents. I haven't brought the issue of the smell to the attention of the leasing office because i put a bowl of moth balls near the filter and it help eliminate the bad smell. I also dislike the quality of the water. I have a glass electric tea kettle and when i pour out the extra water i notice there is a white residue on the glass which i never had until i moved here. But i'm sure this can be fixed with one of those filters you can put on the faucet in the kitchen. I haven't had any issues with management or any issues with work orders not being completed. So far my AC works with no problems and haven't had any issues with water being cut off without notice. One time i did get an automated call stating the water would be cut off but it never happened. I suggest you make sure the complex has an update phone number for you because they do have automated calls that give you important updates on what's going on. One more dislike is valet never takes my trash. I've been here a month and NEVER has my trash been taken out, which is no big deal my hands work just fine but i do pay for it so it would be nice if my trash got taken out for me every now and then. If I do come across any major problems i'll come back and update my review. it isn't as bad as they make it seem in the old reviews. they have made a lot of improvements

Do your research!!

JMG Realty, Inc.
Palencia Apartments, Tampa FL. The transparency is non-existent. Always paid bills on time, always followed the rules, never caused any issues. Paid the lease termination fees, complied with their terms, and attempted to end the relationship amicably.

Mind you, our time at Palencia was not pleasant at all. Whenever we reported a maintenance issue, had to follow up countless times, the after hours emergency line is a joke, takes hours for anyone to get back to you, even if your...
AC broke down in the middle of Florida summer, reported mold countless times and all that they ever did was paint over it. Oh and the old maintenance manager, Mike, told us nothing in the place had been updated since the place was built 30 years ago which is why we encounter so many maintenance issues.

So back to today, we received a final statement saying we still owe them money. The $2300 termination fee, the $307 pro rated rent, and the $300 pet deposit weren’t enough. They want $499 more to cover cleaning, pet damages to carpet, and pet treatment. Where does it end? When does tenant safety and customer service come before making a buck? You can easily see where all the money goes to in this place, the leasing office gets all the attention while it took over 5 years of residing there before any appliances/cabinetry were updated. & only the cabinet doors, the insides are still the broken down cabinets. But that’s per usual Palencia tactics, a little paint job, and move on. As long as the outside looks good, the inside could be falling apart and they wouldn’t care. Pictures are from move in and the painted over mold. What upkeep exactly is going on in between tenants that I need to pay extra money for now?
