The place is nice in the fact that it is older and has well established landscape, is a bit cheaper and the units are nicely renovated. The bad - mold, mildew, rotten window frames and maybe more - Painted over to hide. Outside AC units next to your window - Very Loud. Dog poop All Over the complex - be careful where you step. Plants growing out of the gutters. Community garbage cans ALWAYS overflowing. Pool is dirty. Breezeways are full of dryer lint, trash and garbage drip. Suppose to... be a non-smoking complex, however, Not Enforced. When my door or windows are open my neighbor's pot/cig smoke comes in. When the gates are working, cars that are not residents or guests are waiting and rush in behind you when you enter. No Security. Cars with no tags/expired tags parked and never moved. Mailboxes are broken, don't work or left open. No security cameras - Just a matter of time when something bad happens. You will pay extra for trash pickup and pay extra for grounds maintenance. Really take a good look inside and out if you are thinking about renting here.

Please listen to the Other Reviews - Run, Run, Run
I'm going to be quick about this. While I understand raising rates due to the "inflation" crap they tell us, do not rent from this company. They will raise the rate 20 percent. It is very unfortunate because the place says "luxury," but there is dog sh8t everywhere, the apartment appliances are very cheap and they don't buy new appliances but they put "band-aides on everything, cheap carpet/vinyl flooring, cheap countertops, and the "safety" of our apartment with the entry gates work only once... in awhile. The money I am spending at this place does not match what I am getting. Run, Run, Run. Finally, while they will tell you the "average" rates are going up in the housing/apartment Market, they won't tell you where they get the information from. So, don't trust them at all.

Run far and fast
I lived in The Fairways at Jennings Mill for year. Our lease was up July 31. This has been the most difficult year in my life. This place is so mismanaged. The manager, Brittany and the other lady in the office, Tamara, are the most horrid women I’ve ever had to deal with. The week we moved in I complained of a really bad odor. A cross between pet urine and rotten food. I called at least 3 times. Nothing was done. When Tamara came for the seasonal walk through with maintenance she told Brittany... our apartment had a “pungent Odor of dog urine”. Yes we had dogs and paid a pet deposit but were blamed for the smell WE complained about and threatened with eviction. Brittany came to do an “inspection” and smelled nothing. I had told her on many occasions it comes and goes. We were also told it was a gated community. The gate was broken more over the year and a half than the times it worked. My daughter turned 16 while here and because of the broken gate residents were using the wrong gate for entry and exit and my daughter was almost hit head on. The tag was stolen from my car at one point when the gates didn’t work. We also paid pest control every month. Ants ate us up last summer and we had to call 3 times before they would send anybody in to take care of it. Our A/C went out at least 3 times while There. We went several weekends with no A/C in 90 degree weather. This heat exacerbated my kids asthma. The last time we even sent a pic of what was wrong with it but they came THREE times before they fixed the actual problem. It took a different maintenance man to listen to me. On june 1 I spoke Jennifer at the pool and she said she would send a letter of intent to vacant although our lease is up July 31 she said they need 60 day notice. That was June 1. I asked if she would have Brittany email that day because it was 60 days. Brittany did not email me the letter until June 4. 57 days prior to move out. I signed it and sent it Back. Never heard another word until 2 weeks ago Brittany harassed my husband until he sent another. We got a note on our door saying we owe over $1700 because the intent to vacate was not given 60 days prior. We didn’t receive one to sign until 57 days prior. To be continued.

Customer service is key but Tamara does not understand that!
The complex and office is very nice. However, Tamara, at the office, change my decision from wanting to sign a lease immediately to never ever ever ever consider living there. She was very unfriendly, sarcastic about everything I said, was very annoyed at any question I asked, and was very annoyed because I wanted to see more than one model of different plans.she made this a horrendous experience for me and did not make an effort to actually persuade me to live there. She was annoyed the whole... time and made me feel extremely uncomfortable. She is a very bitter and unwelcoming person. If she doesn’t like her job she should quit because it has an effect on potential professional residents and their decisions. Additionally, the model I saw was very clean and nice but the actual available apartments were old and not updated. Not worth paying the amount that’s advertised for the lease. I found something WAY nicer for less money and the staff there is amazing, which was one of the main reasons why I was won over and singed a lease immediately. She didn’t care or offer any suggestions or help.

Don’t do it.
Already overpriced. They charge you an absurd amount of money every chance they get. The few residents I’ve met are extremely rude. Office staff is not welcoming. Regret signing the lease. Would not recommend this place to my worst enemy. Save your money and go somewhere else. Don’t even bother wasting your time.
