Since moving in in June 2023. Phipps Place has consistently upgraded the complex (Painting the outside and inside, new patio furniture...etc.) I'm very impressed. Maintenance is quick to resolve your issues as well.

Very convenient to all stores.. grocery, retail & movie theater. Walking district and loads of transportation. This is not a luxury building. Amenities need updating & kept maintained.

I do not recommend living at Phipps Place. The gates that you pay to be closed, will be open more often than not. People will break into your car by breaking a window or checking to see if it’s unlocked, whether you have anything in your car or not. There are cameras in the parking garage, but property management does not use them to help the residents catch the thieves. The pool will be dirty more often than not.
