One Of The Worst Apartments I Have Ever Had The Displeasure Of Experiencing

I have lived across the state of Georgia over the years, with various degrees of success with apartments. While I will admit that my experience at Dunwoody Crossing may be an anomaly, I feel it pertinent to advise potential residents about these challenges.

Front Office: Completely incompetent at handling day to day matters. There were constant complaints filed with them from various other tenants, with no effort given on fixing said matters. Triple emails that were a month out of date, no...
consistent phone number that could be called to reach, and overall lack of care for tenants general well-being. After my lease ended, I have been reached out to by collections agencies over "past due fees" that front office assured were to not be applied.

Community: Little to no respect given by other tenants as they did not abide by general rules (driving too fast in parking lots, no respect for others vehicles, loud music, police constantly being called for domestic disputes). Constant trash in not only the parking lots but inside apartment vestibules, as well as the main driveway and entrance that was never cleaned. While it was easily walk-able to various locations such as Publix, Starbucks, and a nearby brewery, it was never a comfortable walk.

Apartment: Out of date, with minimal thoughts given to functionality. Doors were not hung properly, locks were not adequate/in working condition, and while it was nice to have a small porch, the lack of modern doors and windows that sealed properly meant that bugs (spiders, flys, pill bugs (aka rollie-pollies), roaches) were constantly invading the apartment as front office never sprayed for bugs despite requests. Neighbors were incredibly loud, as there was no sound proofing or modern use of insulation to deaden any (and I do many any) daily living activities. Floors were uneven, no lights in the main living area, bedroom with no main lights or ceiling fan, with cheap materials and general lack of build quality throughout the apartment.

Amenities: When the pool was working, it was constantly over-run with disruptive tenants. Tennis/Sports courts were in blatant disrepair, with no other source of activity for tenants or children to use. Fitness center was inadequate, small, and only available during "normal" hours (closed 8PM-8AM).

In summation, I strongly urge potential residents to look elsewhere. For the price paid, you are most certainly better off at any other apartment complex in the area.

Professionalism Rising Above

I’ve twice now lived at Dunwoody Crossing Apartments over the past few years, and if it weren’t for relocating out of the Metro-Atlanta area again: I’d gladly live there yet again, and without hesitation.

My most recent lease started right before 2020 (which needless to say was an unchartered time due to the COVID-19 pandemic) - with this also presenting evolving challenges for residential properties, management companies, and their staffs worldwide.
With this in mind, it’s important to...
consider the deviation from a standard leasing cycle review with standard mentions of amenities or room dimensions; highlighting what made this experience stand out, and hopefully bring insight to future residents considering the property.

Dunwoody Crossing pressed forward during the pandemic; managing to deliver consistency and reliability to their residents - during a year where such traits were often far from the standard operating order elsewhere.

Many would find themselves spending considerably more time at home: and the peace of mind received by those living at a residential complex being capably managed, still striving to provide accessibility and assistance (while also exercising great courtesy with safety to all being a priority), was invaluable for myself and others.
Throughout this time of great uncertainty, I have no doubt that many were beyond thankful there still existed a modicum of stability and professionalism in their daily lives.
?The aforementioned traits displayed along with commitments to character and service demonstrated during my stay have me confident in saying there’s no doubt that this excellence will continue on behalf of the complex (and its phenomenal staff) throughout the time ahead.

There’s no doubt to myself that things possibly may have been more problematic in my own experience if the challenging global pandemic had occurred while I was living at other properties which were less capable, adept, and resourceful in regards to their management’s commitment for their residents and property services provided.

I am exceedingly grateful to have resided yet again at Dunwoody Crossing Apartments during this timeframe; and thankful to have such a positive experience while leasing.

Roaches, Extreme Damages Continued...

After my 2nd day here, the fridge stopped working. I had to make an emergency call to maintenance and they sent someone to look at it. The man came and basically determined it wasn't working, and said he would call his boss to get a new one. Today, the same man brought me a "new" refrigerator. I don't know where this man got this fridge from, however, the outside was filthy. Me trying to not make a big problem out of it, I cleaned the fridge and put my food in. Fast forward a couple hours, I... open the fridge and notice a roach inside. I immediately grabbed cleaning spray and killed the roach. As soon as I do that, 40-50 tiny bugs just start crawling out from the rubber insulation inside the fridge. I have never been more disgusted. I called the emergency maintenance number, only for them to tell me they couldn't help me until the morning. So, now Im forced to live with these bugs crawling on my floor and counters for the night. In addition, all of my food had to be removed from the fridge. I will be looking in the next few days for a new place.

ROACH INFESTATION!!!!!!!!

It really couldn’t get any worse than this. Save yourself. It doesn’t matter how clean u are, how much money u spend on products.. they are there to stay. They live in the walls. Nothing is sealed properly. It’s horrible! The walls are so thin u can hear ur neighbor snore, pee, everything. The office doesn’t care as long as they get their rent!

BE WARNED PT 2

ALSO! There is a HUUUUUUGE bug problem. Every day I find more and more bugs because the place is not sealed properly. I have requested extermination services multiple times, but I still acquire multiple species of spiders (had a Brown Recluse in my shower!), beetles, and cockroaches (both German and American). I bleach my place weekly and still find dead bugs in my kitchen and bathroom. Oh! and someone left a cupcake wrapper RIGHT OUTSIDE my door and ants are covering it...THEY BETTER NOT COME... IN TO MY PLACE!
The patio is not well secured. A lot of us have pets and when the screens come out, that results in either a pet escaping or hurting itself. Thankfully living on the ground floor, my cat FELL out but did not run because she doesn't know how to survive in the wild. Again, I had to take care of it myself.
The staff is really nice but they for some reason cannot do their job for their current residents. I am so happy to not renew my lease and it was a mistake to renew it this past year. I saw they have a breed restriction while signing the lease but I think they don't really care. My dog looks like a pitbull mix but I have definitely seen Pits and German Shepherds (Love me some Pitties though :) ).
