not good

A week before I moved in they called and informed us the person who was moving out decided to stay therefore we wouldn’t be the apartment but luckily for us since that happened and we already paid deposits and everything the gave us one of the model apartment so we were thrilled to have the updated apartment it’s the same as the pictures. Than the problems began. BUGS BUGS BUGS. It’s Georgia I expect bugs but not this many. For some reason even tho you pay for to get the apartment sprayed weekly... for bugs you have to call and demand they come and do it EVEN tho your charged regardless. Paint job is rushed. Cats everywhere outside. Gate has been broken for a year has actually worked many 3 times. Trash is beyond gross I almost called the NEWS to report it constantly breaking down. My roommate car was broken into, my car was towed overnight because I didn’t put my new tag sticker on yet. Staff has no record of any problems we had. Accused us of not paying a dog fee. Stove has broken literally 4 times and the first 3 times took a week to fix the last time was during corona so they actually never fixed it (we moved out) could not use stove and oven for almost 2 months during a lockdown. When it rains hard (which it always does) the wall leak. We have gone to them several times with complaints about our apartment and they never really fixed anything. Oh actually when the stove was broken last time they said we can’t be inside the house when somebody comes to fix it but doesn’t tell you when they are coming until the knock on door. I guess I was taking too long to leave and the guy just walked away. It was just truly awful the only good thing was we were allowed to move out a month early since they gave us so many problems. And just to think we had the nicest apartment there I can only imagine how others felt

Could be so much better

I’ve lived here for the past three years, the trash compactor gets broken at least every six months, which causes an ugly public build up of trash and the security gate hasn’t worked in three years

Pros and cons....mostly cons

Disclaimer: I have lived in this community for 3 years and would have started with giving 4 stars when I first moved in. Previously listed as Lakeview Estates, this property was sold to new management who sells a newly branded image. The complex is not what it seems or as listed.

Pros * Location (close to schools, gas and food) * Spacious apartments with upgrades (built ins, fireplaces) * Maintenance is 50/50 Cons * Amenities are a sham (NO FITNESS CENTER, run down dog park, dock gazebo is...
falling apart, graffiti in areas near children's play area) * Trash often greets you at the gate spilling down into the street * Utilities (Water, trash and sewer average $50/month in Norcross...not here...$120-$150 on top of rent) * BUGS! (Mosquitoes galore. Looking to be mosquito bait, move here. Large unkempt still water lake is a breeding ground, plenty of bees, water bugs and roaches, due to the forest style landscaping) * CATS! (Now, personally, I love the stray cats - since I don't have a pet at least 8 different cat families here) * Crime high area (you should be ok if you stay to yourself, but be aware there are FREQUENT county police visits and I have been here personally through at least 2 shootings within the last 3 years) * Zero community involvement (no popsicles at the pool days, movie night etc.)* Management the management treats residents very poorly and is quite rude (You will pay thousands of dollars for someone to talk down to you or dismiss your requests/conversation). BEWARE of being sold a model apartment. Come visit at night, on the weekend and talk to a random resident before you decide.

Not too bad

This place is not too bad. There could be more storage in the apartment. Both bedrooms are of a reasonable size and have walk-in closets. The layout is wonderful. There are so many windows! The light this apartment receives is wonderful! The landscaping here is beautiful. Management is always happy and courteous. Maintenance requests take a long time to fill. There seems to be a gap of communication between the maintenance staff and the office staff. Even if it takes a long time, maintenance is... very good at what they do. While the playground is unimpressive, it is still nice to have in the complex. There are several parks and shopping close by.
