Gold Falls has many issues that get overlooked by management on a continuous basis. Complaints about residents smoking cigarettes in their apartments get overlooked. Multiple complaints had been filed and nothing had been done. The smell had been so bad that it was hard to sleep in our own apartment. I now hear that management wants to search apartments due to a marijuana smell in one of the hallways. While it's nice to see action being taken, this seems a little crazy. The number of... non-residents that come onto the property is wild. These non-residents go through the dumpsters, use the pool, steal from the laundry rooms, and hang out in the parking lot in the middle of the night. We have seen a music video filmed in the pool and fist fights followed by screaming at 3 AM. The laundry room only has one working dryer for a building with 23 apartments. It's nearly impossible for one to do their laundry due to this. Also, the quality of the apartments is poor as well. They paint over every flaw with a quick coat of white paint. Including the shower and rust-covered cabinet. The bathroom is falling apart as well due to poor construction. Based on the other reviews here, I wouldn’t be surprised if they blame this on us. My biggest complaint is with the receptionist who works in the office. This man does not respect women at all. He thinks all women residents are stupid and don’t know what they're talking about. Other women at Gold Falls have said the same thing. this makes filing issues with the apartment difficult. Doesn't matter much though since actions rarely get taken on complaints. The only positive is the location being close to campus and the price being low.

We take every complaint very seriously, especially when it impacts our residents. We spend a lot of time contacting residents to track down where the issue is coming from so that we can quickly remedy the situation. The issue with the marijuana smell... in a college town is always going to be a struggle for any complex, especially when the county sheriffs won't assist property managers. We were not made aware by any resident regarding people hanging out in the parking lots or "filming a music video" down at our pool. We have 3 maintenance members that live on-site that would surely have handled any such situation if it had occured. Our complex was among the 14 in CF and Waterloo that experienced theft in the laundry rooms however we have corrected this issue by making our laundry coinless. Our leasing agent is still learning and in no way intends to disrespect or affend anyone. Any such complaints should have been brought to the property managers attention so that it could have been resolved, which it never has been. I appreciate your candid review and hope that in the future you take matters of significant importants to the correct individuals so that they have an opportunity to address them.

Don’t do it
I would rather have lived in the dorms than Gold Falls. The place was disgusting dirty when I move in, clearly no one had cleaned it after the last tenant even though they claim they get them professionally cleaned. My apartment smelled terrible and I used a bistell carpet cleaner and never got my carpets clean. You see professional carpet cleaners around but they don’t do a good job or they don’t do every apartment. You can hear everything that happens in the apartments around you. My bathroom... exhaust stopped working for maybe three days, I put in a request for them to look at since it wasn’t urgent and they never contacted me the whole year I was there. Moving out was a nightmare. Ashley charges you for everything she can. $40 for scuffs in drawers that were already there, $10 for sweeping the kitchen, $10 for sweeping the bathroom, $10 for kitchen faucet, $10 for bathroom faucet, $50 for the oven, $80 for normal wear on the carpets. In total she tried charging me $375 for cleaning. I emailed with her for maybe 3 times one day she stopped responding after that. She completely ignored me when I followed up with her 2 days later. Completely unprofessional. I ended up getting $110 back so still had to pay $265 after moving out. The maintenance staff is really nice as you see them out everyday. They did fix my screen on the sliding door as I put in my move in inspection it was broken. My friend also lived there and she had it way way worse then me. I do not recommend Gold Falls to anyway. Pay the extra money to live somewhere else or in Waterloo.

M. The $179 that was deducted from your security deposit has already been resolved and verified through pictures from your move-out inspection. Your communication was never ignored, as the office gets busy during this time of year I did my best to... resolve your concerns effectively and in a timely manner. As stated in our communication "we adhere to the Uniform Landlord and Tenant Act to determine what is and is not considered normal wear and tear as well as the move-in inspection sheet you provided to the office at your move-in." I am very transparent when it comes to the security deposit and possible charges, these were also listed on the move-out reminder sheets that were mailed and emailed to everyone 30-60 days prior to your move-out.

HIGHLY RECOMMEND
Living at Gold Falls Villa was an awesome experience. Not only is it affordable, but the apartments are great and you have the opportunity to use the pool in the summer too! The staff is top notch, maintenance requests are easy to fill out and submit and issued are resolved in a timely manner. The property manager Ashley, is one of the nicest and most understanding people I've ever had the pleasure of meeting. I would highly recommend living here as a student, but with all the benefits, like... location and on site laundry, this is the perfect pace for a small family too. 10/10

Highly suggest not living here
If you’re thinking of renting here, do yourself a favor and don’t. I lived here for almost 2 years, and in my 5 years of renting, I have never lived in a shittier place. There is no upkeep done to the units/buildings whatsoever and definitely no cleaning done between tenants, besides that done by tenants - and if you’re cleaning isn’t to par, be prepared to have your deposit gouged before getting it back. There was years of water damage in my bathroom. Upon moving in, there’s was a 1” coating of... grease in my oven. A friend of mine had mold growing in her bathroom and had to fight to have something done about it - which nothing ever happened. They don’t clean walls before painting, just paint over what’s on the wall - tape, hair, bugs, you name it. Walls are paper thin so you can hear everything your neighbors are doing, and they can hear you. Snow removal sucks - our building had ice covering the sidewalk for 3 days before I requested for someone to put salt down. The staff is very rude. Maintenance left shards sitting on my countertop with my new kitten running around the apartment. Random people come and park in the back lot to smoke weed and cause a disturbance at night. And good luck getting ahold of emergency maintenance. My list could go on for the reasons not to live here. The only thing they’ve got going for them is price and location to campus - but I guess you get what you pay for.
