Be careful with management
Two stars just because we loved the apartment. Right down the street from the lake. Great views of the whole city.
We left with a sour taste in our mouth though. We were subletters that needed a lease to be sublet from us. We asked about this and at first they said it was fine and then afterwards said it would be $400. I asked for written proof in our leasethat we needed to pay $400 to effectively have one name erased and another written and after two days of waiting they said they didn’t... have it in writing but have the right to deny any applicant we have apply. Basically saying if we don’t pay the $400, they’ll deny any sublet and we’re on the hook for the rent as we were moving out of state. We ended up paying the $400 but felt cheated as we left.

Terrible management company (CLK), not "smoke free"
CLK took over from the developer in the early part of 2017. CLK is worse than any management company, developer, or landlord I've dealt with in Chicago or NYC. They don't answer the phone. They don't reply to emails. They exist in a perpetual state of confusion and incompetence. When they changed over the key fobs shortly after arriving, many of the fobs expired within a few weeks. People were left standing in the lobby one night, unable to get into their apartments, with no one from CLK... answering the phone. The "smoke free" listed under "features" refers only to common spaces. The units are *not* smoke free. If you live next to someone who smokes, your unit will not be smoke free. It will pour in through the walls for hours every night and cocoon you as you try to sleep. When the smoke becomes so cloying that the unit next door complains, the unit above complains, and the unit two floors up and one over complains, CLK will do nothing. You will have to ride out your entire remaining lease year surrounded by your neighbor's smoke, no matter how many health problems it is causing you.

Flats
This is a great building. The apartments are newly renovated and have a very nice aesthetic. The appliances are all new and the units come with an in unit washer and dryer. The best part of this building is the roof deck which has a phenomenal unobstructed view of the city on all sides. It's pet friendly. Parking is easy. It's also in a great neighborhood and very close to Montrose Beach as well as Wrigley field without being so close that you have to worry about the game traffic.
