Serious maintenance issues
I've been a tenant at 1940 N Lincoln for a little over 2 years, and while I've appreciated the building's charm and location, I've had my fair share of maintenance issues. As someone who knew going in that the building is nearly 100 years old, I expected the occasional spider or centipede, and I was not surprised seeing the elevators out of order, or seeing cracks in the plaster walls, or the floors being uneven.
However, over time, some more significant problems have arisen. During my first... winter in the building, the hot water was inconsistent at best, and the radiator had a drip that the plumber didn't fix, he just told me to reach out again only if it got worse. Packages would go missing all of the time, and all management would do about it was to send an email to all tenants explaining that PPM legally has no responsibility for it. More recently, I've experienced issues with roof leaks. After the sixth time the roof leaked into my apartment, PPM sent out a roofing company to tuckpoint the brick above my window. The roofers laughed at how simple the fix was, and assured me that the roof wouldn't leak again, but it's happened 3 more times since.
I want to acknowledge that the new building engineer has made efforts to address some of these problems. He has been responsive in general. They installed a new boiler, which has fixed with the hot water issue. The elevators have been functioning more or less consistently for around a year now, and I haven't had a package go missing since then as well.
The location is good, and I generally have felt safe in the building and surrounding area. The building is brick and concrete, so I used to rarely hear my neighbors. Recently though, some people moved in who talk loudly in the hallway. There was also someone screaming and slamming their door at midnight on like a Tuesday a few weeks ago. It's really amazing how just one or two new neighbors can really shift the vibe.
As someone who values honesty and transparency, I feel compelled to share my experiences with potential renters. For me, the location and affordability initially outweighed its drawbacks. However, as time has gone on, the cumulative effect of these issues has made it clear that this building isn't the best fit for me. If you're considering renting here, I encourage you to weigh the pros and cons and ask plenty of questions before signing a lease.
