Used to be perfect, bad experience after Casey Capital took over
It used to be my best renting experience with Orrington Realty.
BUT, things totally changed after Casey Capital bought this place. Rent is drastically raisd. They try to modify this place into a "high-end-ish" apartment, which it never was. After the rent increase, a year-long construction started which is very bothering. Trying to fit a gym in this tiny house is pathetic.
***They also installed in-unit laundry, but the laundry is INSIDE THE BEDROOM***
Casey Capital is not a family-own... business despite what they claim. Casey Capital is a small company trying to run things like a big apartment management company, but they don't have the ability to do it properly. Things just falls apart. My ceiling is now leaking water, I text them but was only told to ask for maintenance on their website, which I've already done and got no response at all.

It is unfortunate this tenant feels this way about the ownership change. While its true Joe from Orrington is a great guy and took great care for 1326 Chicago Ave, I believe we have been trying to ensure that level of care continues with our... management.
When we took over management we communicated that there would be rent increases to get more in line with market rates. This particular unit had an increase of 2.25%.
We also communicated that we would be make improvements to the property. The common areas were a concern because the hallways were very dark. We moved laundry into the units in the only spot really feasible, which is in the second bedroom, this was communicated prior to the lease renewal. Converting an underutilized storage area into a fitness center. Replacing balcony rails that were corroding and not up to current codes. Making the lobby a more welcoming area. This was said to be completed in January of 2023 a 6 month timeline that we still expect to meet.
This particular unit had water damaged floors which was caused by the roof drains being tied into the same line as the bathrooms. Under current management we replaced the floors and diverted the roof drain onto its own line. This unit also had complaints that the soapy water from laundry machines installed by the previous management would come into their kitchen sink, we also diverted those machines onto a separate line.
The maintenance request for the intermittent leak in the ceiling was submitted on Thursday 10/20, inspected on Friday 10/21 and is being completed today 10/24.
Casey Capital is very much a family business owned by the Casey's and managed by the Casey's with no outside investors.
I am unsure what motivated this review, but don't feel its an accurate depiction of how we do business or treat our tenants. We believe in open and transparent communication and are readily available if there are any issues that arise.
I would urge you to call me if you are unsatisfied with progress on a work order or anything with your tenancy. As we have done before we will continue to try and meet your expectations of your home.
