Unsafe for single women

I've definitely had my hiccups while living here, I've been here for a few years now. Rent is astronomical for an average studio in not the best location. As a woman I don't feel safe going outside after dark in the slightest and everything you want to go to is a bit away. It's conveniently placed next to the Howard stop but the red line is a bit of a mess and with the new construction it's really unreliable. It's also not the safest of the stops and I've personally been mugged at knifepoint... once there and I've been hesitant to use it since. Management is okay, not the best I've ever dealt with but not horrific. Maintenance crew is very kind but I've had mold in my bathroom on the ceiling since moving in and I've put in requests countless times but I've been repeatedly told it's just the paint and I need to have my fan on. I always have my fan on and it's very much black mold. It's just frustrating being gaslit when I know what black mold looks like and it's putting my health at risk. They're just putting a bandaid on a really serious issue. But other than that the maintence crew is good. The sound proofing is awful, I can hear my neighbors dog barking early in the morning and I always hear someone's kid down the hallway screaming at various hours. Security is a joke. They're never there. I have no idea what we're paying for because they're never downstairs, I last saw someone months ago and they always have a really nasty attitude. If you order food it will probably be left out in the street because there's no way for tenants to let anyone into the lobby unless if you race down using the very slow elevators (which one is always reserved so you can't use it) and try to meet your delivery driver. And packages have become a mess. No one monitors it anymore and packages are just chucked into the mail room that's kept open 24/7 for anyone to go into (super secure), I've had packages stepped on and stolen which is really frustrating because they set up this fancy package system that I assume my increased rent is paying for. It's just so frustrating. It's not all bad living here, the view is fantastic and i do like the size of my studio and my in unit washer/dryer. Just use caution moving in.

Horrible place to live

1) Packages are often left strewn about the lobby. When I contacted management, they told me it was the mail carriers' fault - when old management was here, this literally never happened.

Not only that, but they don't tell you when you receive a package. You'd better hope no one sends you anything important, or if they do, that they tell you when it was delivered. Because they don't log packages, many people lately have been complaining about stolen or lost packages. If you tell management...
about this, they will tell you it's the mail carrier's fault. How convenient.

2) Security guards refuse to give you your package if they can't immediately find it. The package room is a disaster and they hate looking for your package, so they tell you "come back tomorrow" when you know your package is in there.

3) New management changed the parking policies. Fair enough. Except for the fact that they threatened to tow us (their own residents!) instead of sending a polite email about it.

4) You are no longer allowed to get guest parking unless you get it during office hours. Want to invite a friend over after 5 pm? Tough luck, they're forced to park outside on not-the-safest street in Evanston.

5) Residents were not warned about roof construction in the early morning. Once enough residents called to complain, an email went out that afternoon, warning us that roof construction would be starting...earlier that day.

6) When doing unit inspections, they did not thank us or apologize for the inconvenience. They said "This is mandatory and will not be rescheduled."

All in all a nice place to live aside from management, but save yourself the hassle and the headache and live somewhere else.

New owners no good

Decent building, but key services have been lower quality since the change in ownership. Building entry, parking, and now package delivery have all been outsourced to not very reliable apps with no alternative. Secure doors are often either left unlocked or the electronic keys don't work, leaving you locked out. Front desk staff has high turnover, instead of the fewer, familiar faces of the old staff. Many seem to be checked out during their shift--making personal calls and appearing reluctant... to sort incoming packages. The new package system has many poor reviews online from other buildings, and requires a payment method on-file to automatically charge residents for late pickup (or system errors).

Maintenance continues to be excellent, but also appears to be the only staff that were retained during the changeover.

Thank you for taking the time to leave us a review! You are correct that the shift in ownership in July 2021 brought changes to the building, and I want to clarify some of those updates. During an ownership change, it’s very common for...
existing staff to remain with their company and not the building under a new company – our maintenance team did stay with the building and we are so happy to have them on our team! If you are ever locked out or experience an issue with the doors, please bring that to the office’s attention right away so we can address it. Guest parking passes are now digital and available 24/7 so you no longer have to come into the office or stop at the front desk to obtain a parking pass for visitors during business hours. The Parcel Pending lockers that were just installed provide immediate delivery via the couriers and allows 24/7 pick up without needing assistance from the office or front desk. The system requires packages to be picked up within 3 days as we have always requested, this is to ensure incoming packages for other residents can be taken in as well. The front desk staff now in place is substantially larger than the company previously here as we now offer 24/7 coverage vs. 4 PM-2 AM as before. If you do have any concerns with the front desk team, please let the office know right away so we can address the issue with their supervisor. New Management is terrible

I saw a shooting at the corner of Milwaukee and Howard during my stay at 415 few months ago. Many homeless hangout in the building lobby on several occasions and felt insecure. The building went downhill. Packages are delivered but not sorted in the mail room. Door system changed and not working. Recently moved along with many others because it's no longer safe to live at 415.
