Highly would not recommend living here unless you are able to tolerate the conditions below:
- Over Priced: Amenities are subpar and constantly break or needed to be replaced years ago. You can find better units literally anywhere else for what they charge
- Old Building: No insulation from sound inside or outside. You can hear everything your neighbors do and you can hear every noise from outside clearly (Ambulances, Fire Trucks, Police Cars, Loud Music, Traffic, even Peoples’... Conversations)
- Management: The lack of communication and action done by the group after consistent emails, phone calls, and in-person visits was shocking with how they treated resident concerns. Even after an apartment fire (never communicated for the cause) very little action was taken to address the safety and concerns of our affected apartment during and after the incident. Packages were consistently stolen with no security protocol and no other guidance from management besides to contact the police or your package carrier
- Parking: If you have a larger or nicer vehicle the parking spaces are incredibly small. Your car will be dinged and damaged from other residents or the property itself depending where your spot is. Very difficult to get in and out of garage while still paying upwards of $100+ per space
The only positive aspect of the apartment complex is the proximity to downtown and the canal, if that is really what you are seeking I would highly recommend looking at the other apartments on the canal

Do Not Live Here
They cannot mark parking correctly and then fine you if you park in the wrong spot. For as much as they charge for parking you would hope at least your spots are marked correctly. We had rodents in our walls for over a week before anybody came out to check on it and we never got a follow up. We also had to go without heat for multiple days before we got somebody to come out during winter. Front office people are nice but property manager not so much. For the price not worth it at all I would... highly suggest living somewhere else.

Not a good choice...
I am not one to write a bad review, but I have never in my life wanted to more. The location is perfect. It is across the street from IUPUI and right on the canal. Really a great walking distance from everything downtown. Which is all good, but the ONLY positive thing I have to say about Canal Square. The Location is what you pay for because the apartment is definitely NOT worth the price. The management was awful. They are not friendly or welcoming. Any smile or polite comment felt fake and... forced, especially if any concern was mentioned. The online maintenance request was great because it meant not having to deal with management face to face. Maintenance was always prompt, but warning was not given. Which would be fine except they come in if no one answered and sometimes you don't answer because you are taking a shower. There was an ant problem throughout the complex for a few months during our two years in the apartment. We reported an ant problem take before. We would told we would be out on the list for the last control to come. Nothing happened. Then about a month later we got a letter in our door one Friday evening saying we were to have our cabinets cleaned out, apartment decluttered, and all switch plate covers and electrical sockets removed by Monday. Living in a small apartment it was impossible to clean out all of our cabinets and have no clutter. Not to mention the massive inconvenience this was. I had two roommates each worked full time and were students, free time was nonexistent and two of us where out of town that weekend. So we all stayed up until 3 am Sunday night to get rd done because we risked a $50 fine otherwise.

Overall good - better at first glance
Lived here for almost 4 months now in a one bedroom with my boyfriend. We have a dog and the apartment complex is very pet friendly. The rent for the sq. footage is comparable to surrounding apartments but compared to apartments further north it is much more expensive and you get less for your money. The bathrooms could use some work - drains clog easily and DO NOT FLUSH ANYTIME BEFORE SHOWERING... You'll get scalded. The staff is attentive but not always very welcoming and can give off negative... vibes. Maintenance crew works quickly. Biggest complaint is the overall costs - once everything is added in. You also have to go to the front to get packages and that's somewhat annoying (especially for someone who does a lot of online shopping - don't have time to go to stores).
I was really excited to move here and did enjoy it a lot but compared to an apartment up the road it is disappointing and falls short. Will not be renewing lease.
