Our apartment smells like garbage

Having lived at The Coil for six months now, I thought I would share my experiences:
• As others have noted, there is no clause in their lease that allows tenants to leave their lease early, for any reason. Once you sign a lease (which they will push on you as soon as they show you an apartment), there is no getting out early if you need to move for school, or a job, or buying a house. What kind of landlord does that?
• When you get within a block of the Coil, you might notice that you smell...
trash. The apartment shares dumpsters with Fresh Thyme, and the garbage smell is something else. It’s so bad that there are glade plug-ins in pretty much every common area. Every socket in every hallway.
• What’s new, however, is that that smell has started to seep into our living area. Our bedroom closet is pretty much unusable now, as it shares a wall with the trash chute. The smell of garbage is so strong and so pervasive that I’m afraid for our clothes and other belongings. We’ve been told to let the leasing office know if the smell gets worse, as if any amount of garbage smell in your home is acceptable.
• Security is an issue here. The garage (which costs us $150 per car, monthly) is protected by a gate that anyone can easily walk around. My husband’s bike was stolen a month or two after moving in, so obviously people are getting in that shouldn’t be. Who knows if any of the security cameras work (my guess is they don’t). For a couple of weeks, only a couple of lights were working in the garage, making it all the less safe. I’ve seen doors that are secured by fob access propped open, as well as doors that just don’t latch properly.
• There’s actually a pretty nice-looking courtyard here, but I wouldn’t recommend using it. The dog owners here use it as a dog park, letting their animals run around off leash and don’t pick up after them. I see the maintenance guy cleaning up the dog poops with a hose on pretty much a daily basis.
My husband and I have been doing our research on nearby apartment buildings, and the prices here are so much higher than nicer, newer places to live in the area. Don’t believe the “luxury” tag, unless you consider trash smells and a dog poop-covered courtyard luxurious.

Overpriced dump.

This place is very poorly maintained. The whole building smells from leaks, etc. If you ever consider a tour, just pay attention to the wall sockets in the lobby and hallways. Hlade plug ins EVErYWHERE. High pressure tactics when they want someone to sign a lease. Terrible lease terms. Way above market rate. Hidden fees. Stay away.

Do Not Live Here

The cost to live here does not match the quality of construction or management. Residents smoke both marijuana and cigarettes in their units or on their balconies causing the smell to enter other units. The monthly fees increase every month. The management does not plow or salt the top floor of the parking garage. The hallways are rarely cleaned and often smell of trash or mold. The walls and ceilings are paper thin, windows leak, and appliances are bottom barrel cheap. The complex is not... advertised as student housing but many apartments are rented to students, as a professional I rented for the area and regret it. I can’t wait until my lease is up.

The management company has ruined this property

The Connor Group bought this complex in fall of 2022 and made a series of terrible changes. Not only did they double the price of everything from parking to pet fees, they also force residents to pay $100 for internet through them without any choice for something faster or cheaper.

The Connor Group has an abysmal rating from the Better Business Bureau, which makes sense. They have litigated against former tenants who posted negative reviews and they will nickel and dime you on cleaning fees...
when you move out so that they can keep your whole deposit. I cannot recommend enough against renting any property run by this company.

A great home with a fantastic community!

After living at The Coil for 3 years, with both Fresh Thyme access by its own direct resident door & being in the center of Broad Ripple this community has connected me to new friends, new experiences and a new appreciation for Indianapolis. I have attended weddings of neighbors I've met in this community & have enjoyed a safe, welcoming home that was made all the better by an incredible maintenance team and property manager. The property management has been the reason we have loved & lived at... The Coil for so long. There is competent communication, preventative maintenance and a plan for everything. I have felt at home since the first day of my lease.
