Lofts are beautiful and nice management, but I would not live here again.
I was one of the first people to move into this building. I was here through both managements. Let’s start with the positives! The NEW management is extremely nice. I have never experienced such an amazing experience and compassion with the new management. The lofts are BEAUTIFUL. Definitely only space for a single person with no animals. Now, the not so positives. I personally have only seen one maintenance person, although he is a sweet, easy going person, it took weeks if not months for my AC... unit to be fixed. It was leaking and flooding my first floor. It wasn’t until I slipped and hit my head on the railing that it was fixed. The next thing is there is no amenities. Although the second floor of the renovated church is decorated with a coffee bar, that is as much “amenities” as you will get. I firmly believe that the rent is very overpriced for what you are getting. The trash lids were never open, so I’d always have to climb up the sides of the dumpster to throw anything away. While I lived there, homeless people would come in and camp there. You can hear EVERYTHING in your neighboring apartments and EVERYTHING outdoors.
Prior to new management, my apartment was promised to have small flaws to be fixed that were never fixed while I was living there. I’m sure the new management has worked on it/fixed it or is currently working on it. With that being said, the new management returned my security deposit completely even with damages and unwanted smells prior to moving in and the water damage from the AC unit leak/flood.
All of the Lofts on 3rd are unique sunny spacious units. The loft units are sunny with brick, modern appliances, and a fun mix of hardwood floors, carpet, and industrial touches. The one and two bedrooms are big, bright, and open. The two renovated units in the Parrish House are especially note-worthy with lots of windows, big kitchen, huge bathroom, and larger family sized washer and dryer. I had a great studio with a spacious loft bedroom and a nice large window looking over East Spring. ... It was tough to choose between the three units available as I moved in. Downtown is laid back and casual with a few places open late to grab a beer and a burrito. Plenty of parking in lot and on street. Quiet but not removed or desolate. Three coffee shops plus bars and pubs within blocks walk. Residents are mostly young professionals. Quiet safe building. Two popular commuting routes back and forth to Louisville.

Keep looking
I'm 4 months into my 2nd lease. New management took over in February. But unfortunately NICE isn't always what's needed! So for starters, there is no where near enough parking, the grass has only been cut twice & they wait until it's 10-12 inches tall & the city posts a notice. The weeds are taking over everywhere, some are now 3 feet tall! Now about the dumpster area, so there is a sofa, chair, chest of drawers, mattress & boxes on the ground beside the dumpster which have been there for about... 6 weeks & a homeless person is living in the dumpster area! There is glass all over the place as well as trash. If you want to take your trash out you hope that the lids to the dumpster have been left up so you can toss it from a distance because there is also a raccoon in the dumpster. There is a cave in, in the pavement directly behind the dumpster which took them 2 weeks to even mark it off so they did put up caution tape, they used an old toy of some sort that had also been beside the dumpster, tied the tape to it & placed it near the cave in then tied the other end to a 3 foot weed nearby!!! The apartments are pretty inside but the rent is way to high. There are no amenities, although they bought furniture & put in on the 2nd floor in a common area & also put a coffee bar in also. So the PRIORITIES are definitely out of line, just saying. LOTS of tenants have moved out & just walk through the lot & look at the windows, the blinds are all torn up in many of the apartments. They've incorporated a referral bonus, but honestly I wouldn't refer my worst enemy right now. They will not be able to get the rent they are asking if things continue to go in the direction they currently are. And the 4.9 rating, don't know where that could possibly come from!

Please know that we are doing our best to rectify the situation and have already had a new landscaping service, more trash pickup, and onsite presence to the property within the last few months. With the new resources we have added to help our team ensure the grounds and lawn are being taken care along with the planned improvements to the parking area repair and dumpster service schedule, we do expect the cleanly and upkeep of this area to be at the standards expected. We are welcoming new residents and the community is reaching normal operating capacity and we will continually adjust our operations and policies to maintain your home as clean and secure as possible. Again, I would like to offer my sincerest apology and, as always, my door is open for you to come talk to me with any concern. We will do whatever is in our power to keep your home even more welcoming than the day you moved in.

don't waste your money here.
I can't speak for the new construction but we live in the renovated part of the apartments and all they've done here is slap lipstick on a pig.
They never came to finish the trim that's supposed to go around the front door or the hole in the wall. I'm sure we'll be blamed for that when we move out since the apartments have already changed ownership hands, within the first year of being open. The vents are falling out of the ceiling. The neighbors basement flooded, in case you're looking into... one of the apartments in the house - DON'T. You can hear everything going on outside: traffic, dogs, sirens and crazy people - you name it, you'll hear it. Our air leaks right out of the windows in the summer and the heat does the same in the winter. The new company can't even keep the grass cut, we keep getting notices on the door from the city for the grass being over 9 inches high. There's no outside area for anyone here- not a balcony, patio or anything so keep that in mind if you have a pet or if you are a smoker. The dumpster area is constantly filled with people's old nasty furniture and trash bags. There's glass all over that area, the parking lot and the sidewalks. That's unsafe for children and pets alike. I realize that's a tenant issue, I just wish the company would enforce some kind of rule to stop leaving messes. We pay too much money to live in a pig sty.
Like the other review of this place said, I just wish I could have been warned of all this before I moved in so I'm trying to do the same for anyone else looking into this place.

Not worth the money
The apartment itself is nice, brand new construction so haven’t had any maintenance issues. Although, the amount of noise you hear from the neighbors is torture. Anyone who comes to my apartment is always in shock at how loud the noise is.
There’s only one property manager that’s in charge of everything (Zach) and he’s useless and extremely rude. Only cares to fill the apartment and then you’re on your own. When complaining about the noise he basically told me to suck it up and that he’s not a... babysitter, and that was the one and only time I ever made a complaint.
There are also no amenities what so ever.
I’m leaving this review because I was one of the first tenants to move in this new apartment and I wish I read a review so I knew what to expect before making the commitment.
