Don't Plan on Keeping Your Deposit

Our daughter recently moved out of Georgetown Apartments after living there for several years. Nearly all of the reviews of Georgetown Apartments refer to the moving in experience and the pleasant surroundings. We heard that the checkout process was difficult so we scrubbed her apartment until it gleamed, dusting every blind slat and even every light bulb. When the young woman arrived to do the checkout she commented numerous times on how clean the apartment was and how there was no odor from... our daughter’s cat. She said our daughter might have to replace the microwave because the handle was broken, an issue our daughter had notified them about some weeks before. It appeared the handle had been glued once before. Then, just as it seemed the checkout was finished, she made a phone call and a man arrived and pulled up the carpet, despite the fact there were no spots on it. They found a few stains on the back, and then claimed we’d have to pay to replace the carpet. It was clear they intended to put the carpet back because the checkout woman made sure the man didn’t pull up the carpet near the curved connector to the vinyl floor, which would have made it difficult to put back. In the end, they kept our daughter’s entire $650 deposit and said she owned $13.69 and if she didn’t pay within five days they’d turn it over to a collection agency. This, despite the fact she had to put down an extra $100 deposit to have a cat and pay an extra $50 a month! We talked to several others who had the same or a similar experience. It feels very much like keeping deposits is part of their revenue strategy. They certainly did not treat our daughter fairly. In addition, all of the appliances are old, are not high efficiency, and utility bills were out of sight. I would never recommend this apartment complex to anyone.

Bad Experience

I've never felt the need to write a review for an apartment complex before but felt I must for this one. Do not rent here if you want your deposit back. Before move-out I cleaned the apartment and everything was in better condition than when my son (a sergeant in the Army) and I moved in. I took photos of the move-in, where I photographed bugs on the floor, holes in the screen door, dirty countertops, etc. (FYI make certain you ‘dust’ the light bulbs or they will charge you for that). We... received $42 of a $500 deposit and only after I complained to the parent company, threatened to sue, and sent photos of the CLEAN apartment did we receive an additional $191 which was STILL not satisfactory. We have lived all over the country and have always received all or most of our deposit back.

The refrigerator, freezer, kitchen floors (as well as bathroom floors), tubs, toilets, sinks were all spotless. The kitchen floors were swept and mopped. The carpet looked new. The microwave was cleaned as well. I dusted everything in the apartment and there were no light bulbs out when I left except one missing in the dining room. The dishwasher wasn’t ‘dirty’ because we hadn’t used it in months as maintenance didn’t repair the door properly and it would never close. They used two nails to try to balance the door but it never closed properly afterward. I also cleaned the laundry room door as well as the washer/dryer and even behind both. All of these things were listed as DIRTY on the refund checklist. Fortunately, I make it a practice to take photos of everything in any apartment on move-in and also BEFORE I leave/AFTER I clean.

From reading other reviews on the web I’ve found others who have complained about the same practice. Management is not honest and has done this to many others according to online reports. I believe it's a slap in the face to our military and to others who rent there. We will definitely not be renting at Georgetown or any 'sister' complexes when he returns to Fort Riley from Germany.

Okay location, lots of hidden rules and fees.

Everything seemed nice when I moved in, but over time the charm wore off. Was sent rude emails about new rules all the time. When you leave you get nicked and dimed to death on every little thing, i had to pay $15 for lighbulbs that didn't work even when I moved in. I was also constantly emailed about signing a bed bug waiver and other policy waivers that I didn't agree to when I moved in about pets, but was forced to sign since I was in the middle of the lease. Maintenance work was also slow... to get done, and the nice man who did always show up was very friendly, but had nothing positive to say about the property manager. I was excited to move in, but after a year it seemed to be a mess and was glad when able to move out.

Best in town

I have lived in this apartment complex on two different occasions lasting a grand total of two years. This gives you the highness living of a big city, but with the space of the country. It is a perfect mix of young professionals, military and K-state grad students. The new pet police has just give me reason to believe this is the best apartment home in Manhattan.

I fully recommend this for any military member as I am one myself.
