The response during the pandemic was nonexistent.I would have to email and hope I would get any help. I emailed about siding that fell directly on my bedroom window and never once received a response. We also dealt with a mentally unstable neighbor. He knocked on our door everyday to ask to use our phones and would get aggressive at us for saying no that it reached the point where we wouldn't answer the door but he would stay knocking or wait around the corner for us to leave the apartment; my... kids were so scared of him, and when he walked up to us he never respected our personal space. To live in a place where you feel like you are walking on eggshells and have to watch your back because your neighbor's behavior is so erratic is unexceptable. Black mold was also an ongoing issue for us. We hadn't realized how bad it was until we started packing to move. I broke out in hives and could not breathe, it was very scary especially with children. We did our best to leave everything as clean as possible even with lack of care or response from the office. Note that it is not a smoke free community as they state when you sign your lease. You will have the smell of cigarettes or mariguana in either the breezeway or your apartment via the vents. Additionally residents came together (once again due to lack of response from the office) to clean up "potentially contaminated" whole cigarettes that were being maliciously left around the community. This was so concerning since there are a number of children who play outside in the community. There have been vehicle break ins, stolen wheels and catalytic converters in addition to keyed cars and nails being left underneath tires within the community. Even a carjacking occured one night (we received an email to be on watch). Something very unsettling to receive especially with children in the house or if you come home late at night. There's no loyalty or consideration for long term residents or any residents for that matter. They are quick to raise rents and value you only as much as your rent is worth. I would say the worst thing of all is that the office does not have an ounce of care for residents who are genuinely just trying to get the help they need. Concerns are brushed off and dismissed leaving residents feeling as if they have no voice or support. Bottomline: stay away from Avalon; they are not transparent at all, so much is promised and left unfulfilled. (PS: beware of varied unexpected "extra fees" upon move out.)

Literally the best apartment complex around
I have now been living at Avalon at Fairway Hills in Columbia for nearly 5 years. The maintenance staff is absolutely top drawer, the leasing and management staff have been wonderfully responsive. If I could, I'd continue to live here in perpetuity

Management is incredibly unresponsive and lacking in concern. Kyle and Aja seemed nice at the beginning but after the 30 day try-out period, they have become incredible unresponsive. My apartment is a mess with massive water leak, bugs, a whole bunch of minor repairs, and a bunch of massive spiders all in a span of less that 2 months.
Edit: I had multiple other issues at this apartment including ~100 house flies over a span of 2 days (and I am very clean). The recluse spider problems did not... stop despite pest control so I moved out. Hopefully they fixed up the apartment with the thousand dollars they are charging me for having to move out to a safer housing. Stay away from this place.

Lived in this complex for 3 years and although i wouldve rated this complex 5 stars the first 2 years, the Avalon Management company recently downsized and sold one of their complexes. Since then, absolutely downhill. Residents speed through the neighborhood with no regard to other residents and a noticeable increase police presence. Reconsider

DO NOT RENT HUGE MOVE OUT SCAM!!!!!!
DO NOT RENT FROM THEM!!! HUGE SCAM! I rented a two bedroom apartment for them over the past year and recently moved out. When it came time to the move out inspection, Asia the inspector, came out and did a walk through. There were two concerns; holes in the walls(from mounting TV), and entry way carpet. We addressed both issues and cleaned the entry way carpet until everything was gone. I call today to get a update and was told that they ended up needing to replace the carpet. After Asia saying... herself the carpet isn't that bad and shouldn't be a issue. Comes out its $1,118 for a 2x2 piece of carpet?? How does this make any sense. Said the stain was removed but it was very deep... Why would you make the stain seem like nothing then during the inspection and then come back and it needs to be replaced, let alone not even let us know once you completed the final inspection(which i was not able to be present on due to being out of town). I feel as though because of me being young, 23, and me not being able to be part of the final inspection(still could've called me) they are taking complete advantage of me. Also getting Asia to follow up on the situation is a nightmare had to call in for 4 days straight to even get a response. Each time was "sorry we only have two people in the office today". Thats not my problem maybe you should hire more eployees....
