Management is TERRIBLE!!

I have lived here for a year and I am counting the days until I move.

The WORST part is the leasing office staff! They act as though they do not care or know how email works. If you email them, they will not reply. If you stop by in person, they will claim to assist you but will not for weeks or months. If you call them, no one follows up. I have never dealt with so many nonchalant, unprofessional people in a business setting.

The elevators have tripped off the fire alarms at least 5 times in...
the last 3 months, at 4am or 11pm.

The building was still under construction when I moved in. My ceiling fan was malfunctioning for at least 2 months before it was fixed. The light would randomly turn on by itself and the maintenance folks said it was tied to the electricity in neighbouring apartments (even though at the time, most of the building, including my hallway was empty).

It took maintenance two months to fix it for the whole building and a year later, the fan still randomly turns on or off its light. There were several outlets that had a short and would not work when I moved in. It took maintenance two requests to trip the breaker box so the outlets would work.

The elevators seem to break every week. One elevator was broken (the building was about a month old back then) when I moved in, causing me to pay my movers an extra $200 until I could access the freight elevator since you cannot move furniture through the lobby's elevator. The freight elevator is often reserved for moving but reserved all day so you cannot move any trash or boxes unless you go to another elevator and go outside.

Lastly, they locked the trash rooms for the entire building. If you pay $25 a month, a valet service will take the trash to the dumpster. If not, you must take all of your trash and recycling way across the parking lot (behind the iHop) to dump it. The trash is behind a locked door so it the code box is malfunctioning, you may not be able to dump your trash.

I moved here initially because rent was cheaper than in Gaithersburg or Rockville but I am already sick of being here. Dogs bark incessantly and some people play loud music throughout the building. People have Pitbulls and German Shepherds here which are on the banned breed list for the apartment. The leasing office does not do anything to restrict this. Thankfully, I rarely hear my upstairs neighbours but experiences may vary. There are always empty units for rent here, which should tell you something.

Terrible experience

ABSOLUTELY TERRIBLE. RUN AWAY. This place is a SLUM. Don’t let the “luxury” lobby photos fool you. EVERYTHING IS BROKEN OR OUT OF ORDER. There’s literally no one accountable to speak to here that can help with the laundry list of problems I’ve come across. It’s pathetic.

Just to recap some of the fun here. Zero hot water. A toilet flooding my bathroom for weeks that I had to clean up with my own towels, after they took multiple tries to fix. Unresponsive management who can’t keep an accurate...
accounting of what I’ve paid. When I asked to speak to someone higher up I was ignored. During roadwork they had wet cement outside of both garage entrances during a time period they said was safe to leave. Covered my tires in cement. You have to pay for parking but if someone takes your paid reserved spot there’s nothing they can do about it.

The elevator is broken every other day. The garage door has been malfunctioning from day one and now is completely broken and left wide open so anyone can enter the building without a key fob.

They send out threatening emails constantly. Threatening to fine tenants for every little mistake, but when they make a mistake there’s no one accountable.

Now I have a broken dryer after being here for 3 months and they’re telling me I have to go through a warranty company instead of them moving one from an unoccupied unit into mine. The building is only half occupied so there’s plenty of extras. So now I have to bag my laundry up to go do somewhere else. So luxurious right??

Would not, in a million years, recommend this place to anyone.
