Nice building, good management, but very expensive
Nice building, good management (Zach the Property Manager from Redfern is very nice, diligent, and professional), but the electric bill for my unit is unbelievably high. My bill for a one-bedroom apartment is roughly 200 dollars a month consistently every month, and this is not specific to my unit. If you factor this in to other costs associated with living in this building, like parking for example (which will more than likely not be on site, as there is a waiting list for on-site parking), it... really adds up and makes the cost of living substantially higher than the advertised rent prices. It is something to consider if you are evaluating moving in to this building.

Helpful staff
Really nice property! While it is certainly on the expensive side (and keeps getting more expensive), the staff is supremely helpful. The crew working on maintenance requests is super awesome, helpful, and kind. The property manager onsite, Zach, is really great and will do whatever it takes to help in a very timely manner with professionalism and empathy.

Recent change in management
We have been in the Hiawatha for 4 years. After the pandemic building management was almost non-existent and the building was not maintained. There was a change in management companies to Red Fern now they are squeezing everyone into leases where we had been month to month for the last two years. They know other premium buildings are opening up soon and are obviously trying to lock people in so they don't leave in mass.
Shady practice for a new management company that has said they are... making it better.

Location, location, location
Beautiful building. Very impressed with the secureness as well. Despite being on busy Congress street, the design of the building offers quiet apartments. The property management team has done an excellent job. I am proud to live here!

Not worth the money
I pay over 100 dollars per month to park at this property. As of lately, a man from the neighboring lot has been threatening to tow me or charge me 138 dollars for driving down a public road to access our parking garage. I have also had hundreds of dollars worth of packages stolen from me while living here. They are delivered in a "mailroom" which is just a room of shelves that anyone can access. Also, if I don"t pick the packages up in a timely fashion, I get fined by management. As someone who... is familiar with real estate management in Portland, I can confirm that Port Property Management (the company that manages this property) is one of the least accommodating management companies in the city. Save yourself the money and headaches and choose another option!
