How Is This Rating Determined?

Such A Mess

We lived here for just under 2 years in a townhome. We enjoyed it for the first year and had no issues so we re-signed our lease. Unfortunately a few months after we had a new neighbor move in who smoked inside their unit. The smoke was coming through our vents (not just the smell but actual smoke enough to create a haze in our apartment). We have a young son and it was really concerning to me that this was happening.

I reached out to the property manager, who told me that they would not be...
able to do anything since it was a “smoking friendly community.” Last time I checked smoking friendly does not mean smoke should be coming in to another persons place of residence who does not smoke. They also were not wanting to allow us out of our lease early without paying a penalty fee.

After a long back and forth, we were finally let out of our lease only because of the fact that my son has documented breathing issues and the smoke could negatively impact his pre-existing issues.

I am writing this review just as a warning to people with young children (or just people who do not smoke and don’t want to have to inhale it in their own home), in case they are looking in to this complex. Hopefully the complex will do something in the future to make this place more friendly for people who do not smoke.

Biggest Mistake You Can Make

Not enough parking, parking lot in poor condition, management is knit picky! Neighbors are nosy as hell with surveillance cameras so they can watch and complain about everything and everyone. No outdoor space to enjoy. Cheap appliances and blinds and consistently calling maintenance to fix stuff. Would not recommend leasing at mallard pond. There are much nicer apartments with balconies and pools available in Howell for the same price.

Love it ??

Ok, I truly thought I would never love an apartment but in this case I truly do! Our home is so comfortable, clean, spacious and well cared for. The staff in the office is beyond amazing. Rebecca specifically is always so kind and willing to help. Maintenance is so quick to fix anything needing repairs! My garbage disposal went out at 7pm one night and they were out within the hour and had it fully replaced by 8pm. This is the best complex!

We loved Mallard Pond

My children and I lived here for two years. We had a great apartment and liked the office staff. The maintenance man is responsive and professional. The apartment was spacious and comfortable. The grounds are beautiful. We moved into a house from here and often wish we hadn’t moved from here in the first place. Highly recommend!

A great place to live in Howell

I have nothing but good things to stay about our ~21-month stay at our Mallard Pond apartment. From the get-go, we appreciated management (Jessica)'s no-pressure approach to showing the place initially to us (which varied greatly from another community we visited at the same time while looking). Management continued to be available, helpful, and accommodating throughout our stay. The maintenance was also very responsive, knowledgeable, and helpful for the few maintenance issues/requests that we... had. The crew seemed pretty on top of both grass maintenance and snow removal, which was appreciated. The apartment itself was in good condition with a nice layout and features (2 bedrooms with one used as an office, garage with room for a little storage, decent-sized under-stairs storage closet, good sized kitchen, fireplace, in-home laundry, and a large pantry area). The gym and sauna were also both nice amenities. The only reason we left is because we made the move to home-ownership, but would definitely recommend MP to anyone looking for a great apartment!
