The Good, The Bad, The Ugly

The Good:
If you lease longer, they are able to offer you a discount on the rent. When I got my lease, it was for 14 months and they took $100 off the rent for each month (prorated). The only utility that you directly have control over is the electric. You pay between $60-$80 per month for water/sewage, trash/recycling removal, and heat that is added into your rent. WOW! Is the cable provider for this apartment complex. They are absolutely fantastic and have excellent prices! Both the leasing...
staff and residents are relatively nice.


The Bad:
The maintenance staff is overworked. They only have two people to do maintenance. If you submit a request, it may take a little while, but it will get done. You have to pay to do laundry. You get a keycard that you load money onto that is used to operate the machines. It costs between $1.50-$1.70 to use the washer and $1.50 to use the dryer per use. People will overload the washers and it causes them to break down. The washers and dryers are in the basements of all the buildings beside buildings 5 and 7. Those buildings have storage units in the basement instead. If you live downstairs, you will always be able to hear the people above you. You can smell cigarettes and other smokeable substances inside your apartment from the other residents. The light switches for your kitchen are behind the stove. It is hard to reach them. In most of the apartments, you only have two windows: one in the living room, one in the bedroom. Those are your only sources for fresh air and natural lighting. However, if you have your blinds open for you living room window, people can see directly into your apartment. It is like living at an Econo Lodge.

The Ugly:
Your car(s) will get scratched and dinged.
It is literally impossible to get out of your lease early unscathed. You can get out of it, but be prepared to pay an arm-and-leg for it. If your rent was prorated, you have to pay all of the prorated rent back. You also have to pay for the remaining months of your lease as well. You are better off paying for two places at once than trying to get out of the lease early. There is a high turnaround in regards to the residents. It seems that people are always moving in and then moving out about 6-12 months later. Sometimes they only give you 24-hours (sometimes less) notice that they need to come into your apartment. It would be nice if they gave you more advanced notice.

Great place to live for the price

I've lived at Water's Edge Apartments for just over a year. Overall, I've had a great experience with the neighbors, leasing staff and maintenance staff. If you are looking to have a nice apartment while saving some money compared to other places in the area, then this is a great place to live! That being said, I'll still explain my criticisms of living here that you'll notice over time:

When we first moved in, you could tell that the paint job was simply painted over the previous one (due to...
it's excessive amount on the molding). In addition, the towel rack in the bathroom has never been firmly attached to the wall - it has fallen off several times and the screws do not stay in the wall securely. If you have one of the rooms that are along the walkway, people do occasionally walk by your window, but I haven't had anybody stare into my room. Also, if you have thin curtains up with the blinds open, you can see out well without being able to see in well (which is a plus for privacy). If you don't like the sound of trains, then you won't enjoy the trains that go by (often at 2am) that sometimes honk their horn. However, you get used to them after a while. You can occasionally hear your neighbors walking next door, but it isn't anything too noisy. Sometimes your floor does squeak and the vibration caused by that can shake items on shelves slightly, but none of my possessions have ever been damaged by it.

Overall though, I was pleased with the amount of square footage that was given in comparison to the rent per month. Also, there is usually available parking for your vehicle. It's nice being able to have easy access to I-96 and Kensington just north of Water's Edge. I've read other reviews saying that say the staff isn't nice, but my experience with them has been just the opposite - both the leasing and maintenance staff have always been helpful and friendly. As long as you treat them with respect, they'll do the same for you! I've enjoyed my time here at Water's Edge Apartments and I would definitely recommend it to anyone who is on a budget!

Best place to be

I've been at waters edge apartments for15 years. There is no place I would rather live. The staff is A-plus and will help you anyway they can. Come see for yourself, you'll be happy you did.

Waters Edge Apartments

My wife an I have lived here for four years,during these past few years there have been many changes,for the better.There have been many changes on the outside,new landscaping,all buildings have been repainted,new doors and windows in each apartment.Beautiful fenced in pool area,picnic areas and grills through out the grounds,new basketball court,very large fenced in dog area for your pets to run around in an burn off some energy!! The inside of the apartment have been newly renovated and look... amazing',new renovated laundry rooms and storage rooms.The staff an management an maintenance are very nice,and stay on top of things to keep their residents happy. And you meet great neighbors along the way.
