Cedar Creek

Cedar Creek was my home for a year. It was great, but I needed to be closer to the cities. The landlords are great, kind, and respond back when you need them. Beware that when you move out, everything has to be perfectly clean. I spent 5 days SCRUBBING the place down and when I got my deposit back, I was charged for "no attempt to clean." Besides that, it's a nice quiet place!

Carver Ridge

Carver Ridge is qualified as a low income residential development that was recently acquired by Carpreit Corporation, a large national real estate aggregator. Rents for the one and two bedroom two story apartment/townhouses are determined by a complex formula including rental rates for comparable full price units in the area along with community economic factors along with state and federal criteria. To qualify, each applicant pays a $50 non-refundable application fee and then fills out and... submits a long list of income related documents including the standard forms. It can be a bit intimidating. At $855/mo for our unit ( $45 if you want a garage and additional deposits and monthly fees for pets), the rent seems a bit high. As there is no pool and a couple of treadmills in a side room off of the office and just a playground for the large number of kids who reside here, don't expect more than a relatively decent place to hang your hat. It would be nice if every unit had its own washer/dryer combo. Some units do, others don't. Ours does and we probably would have looked elsewhere if it didnt. After we moved in, we filled out the standard inspection document listing all of the issues both cosmetic and functional so you can avoid being charged for any of these fixes and repairs when you move out. We identified everything from a missing drain plug in the kitchen to a significant leak in the washing machine that left the carpet soaked in the area of the unit and a considerable amount of mold running under the base molding. In all, we identified 11 items or issues that required attention on a sliding scale of significance. Even with regular visits to the management office to ask when, it was nearly 8 weeks before we had our first visit from a maintenance person. Speaking of the management, both young ladies who are there on a day to day basis are very nice and appear to be doing their best to accommodate all the tenants. It's evident that the previous owner did not do much in terms of maintenance and fixes in the period leading up to the sale of the property. No doubt, the new owners have a lot of work to do but at $855/mo, our tolerance and understanding for the delays only goes so far. Our neighbors all seem to be very nice but with so many kids in this large complex, it can be a bit loud at times. So if a more sedate environment is to your liking, you might want to avoid Carver Ridge.
