Our inspiration for Borealis is what came before: The historic Great Northern Railway, bound for Tacoma, Washington had its starting point here in the North Loop. An enormous subterranean stone tunnel lies under the site, carrying Basset Creek to the nearby Mississippi, the Father of Waters. What's old is inherently part of what's new at Borealis. Designed as a neo-Warehouse District building, Borealis opened in March 2018, the redevelopment of a parking lot adjoined to the 1893 Itasca V building owned by Solhem. The Borealis building adds energy and life to the historic Itasca complex and aims to create community through good, sustainable design delivered with a fun, modern vibe.

How Is This Rating Determined?

Management is the Best

As usual, Solhem knocked it out of the park with the design, layouts, and amenities for this building. I am not an employee, but rather a long-term renter, and I want to say something about management, too: you will never find kinder people. The policies are, like all policies, in place to define the community parameters, keep peace, and preserve the quality of the apartments. Sometimes, people only respond to consequences to their wallet, hence fees. I do not mind them because I try to be... responsible to the community, and at all times in life, I understand that when I screw up, that's my responsibility. If you enjoy walkability, cheery people, stunning views, and well-maintained apartments, then welcome home!

Best apartment i've ever lived in!

I moved in in June 2021 and have only had positive experiences at Borealis. Management is awesome and on top of their stuff, they do have strict rules about some things but it's to keep the building clean and safe for everyone (e.g., clean up your indoor pet messes, clean up broken glass, break down boxes appropriately). to me, it's basic "living with other people" stuff. Through the quarterly events and weekly yoga classes I have met many of my neighbors and we get together a couple times a... month for drinks! my apartment itself is gorgeous and the only complaint I have is most of my windows don't open, but otherwise i have extremely happy!

Pick another place to rent

Don’t move in, I’m glad I left that building!! There is a reason why this apartment has such a fast turn-over rate and no one stays for long. You’ll feel like you’re living in a dorm again, and management is the RA. They will nickel and dime you with hidden fees and add arbitrary tack on’s to your bill. This is not a good deal, there are better, bigger apartments everywhere for cheaper. Management sends out angry emails and post signs everywhere. No candles are allowed, so they sent out an email... . If you leave anything out in the hallway they will essentially cite you. There was a passive aggressive post saying if you didn’t break down boxes in recycling they will charge you a fee. If your items are too big for the trash, they will also bill you. If you take your dog on the roof and it pees, they said they will monitor cameras and then also fine you $250. They sit and watch security cameras to big brother all the residents, and yet the building has had multiple break-ins and thefts! Just don’t live here, it will only get worse... if there are a lot of openings, that’s because people left.

Borealis

Rooftop is a great spot, has good lounge chairs and fire pits and grills. There is a $175 charge for garage parking, $125 for all utility flat rate, and also an extra charge for large item garbage disposal. Apartment management seems uptight about residents hanging up any items, and they inspected my place too closely when I moved out for every little scratch. Be aware they'll try to tack on as many charges as possible when you move out. The building was mostly quiet while I lived here, but... became too expensive so I left.
