Tenants smoking, ceiling has collapsed twice since i’ve lived here in less than 2 months. Maintenance does not respond to water pouring from the ceiling. Trash buildup for over a month. Very poor experience!

Fees. Poor Management
Fees, Fees, Fees and more fees. I paid more in hidden fees to KMS than I do for my Verizon and Wells Fargo bills (Lets not forget Wells Fargo is the company that was creating fake accounts just to charge more fees). Also, management lacks the ability to communicate why they are charging these fees.

Poor management
To put it simply, upper-management is terrible. Before signing my lease, as I was previewing my room, I quickly noticed a considerably unpleasant smell. I was told not to worry about the smell, it was probably just the glue from the new flooring. I figured the smell would go away, needless to say it never did (the smell was so bad my 5-year old nephew held his nose when he came to visit). I asked management to investigate further into the smell, nothing came of it. I asked to move rooms, they... just ignored my request. Over time, I pinpointed where the smell was coming from, the gas stove, leading me to believe the smell was gas. I even tested my theory that the foul smell in my room was gas from the stove. I barely turned the gas on (didn't ignite it) and smelled near the burner. Sure enough, nearly identical smells… Recommendation: don't rent any rooms that smell like gas, and cross your fingers the apartment complex doesn't blow up.
It doesn't get any better. My lease ended October 31st. In mid-September, I switched my lease to month-to-month, as I was uncertain where I would be working. At the time, I had my rent paid through October 31st. On October 9th, I received a note on my door saying, If I didn't pay rent by the following day they would take me to court and possibly evict me… Unbeknownst to me, they reallocated my October payment to the following month. I never received any notice, nor is there any indication in the lease agreement of any such reallocation policy. I asked for an explanation, they just told me I had to pay it or else.… Also, if you switch to a month-to-month lease during the winter, if they don't find a new renter when you leave, you lose your deposit (to their credit that policy is in their rental agreement).
After having moved out nearly a month ago, I am still being charge for the utilities and have yet to receive any of my mail. Management told me they would take care of the utilities and the forwarding address…. Still waiting.
Also, on multiple occasions, someone tried to break into my apartment. Always keep your door locked.

Caution! Find another option downtown....
Please take caution in renting from KMS Loring Park. I reside on the 3rd floor of the building (36 Spruce Place) and there are cockroaches --- there have been attempts to solve the problem but it continues to exist. The property management team has created a false narrative around treating my apartment which has caused the problem to worsen. There is also a lack of communication from the rental office in general. If you are looking for a positive downtown living experience, please look... elsewhere.
